According to Q1-2021 North American Crane Index, there are currently 208 cranes erected across the city, catapulting Toronto into a league of its own for active crane counts on the continent.

Toronto’s crane count has increased since the last survey, as a staggering 84 more cranes have been erected in the months that followed.

According to RLB, Toronto continues to be home to the majority of total cranes in North America (43%), followed by Los Angeles(9%), Seattle (9%), and Washington D.C. (9%)

According to the index, there were 20,000 condominium starts in Toronto in 2020, accounting for the majority of the cranes.

Also worth noting is that Calgary was the only other Canadian city to make the index, ranking 4th with 35 cranes, ahead of Portland (23), and Denver (22). What’s more, New York currently only has 10 cranes.

Getting a mortgage doesn’t haven’t be complicated or overwhelming so long as you know what to expect going in. ⁣

Here’s an overview of the entire process start to finish:⁣

1. Mortgage pre-approval: Just a bit of paperwork to show sellers you’re a serious buyer.⁣ Also allowing you to know your maximum mortgage amount before going out there looking at homes so you stay within your qualifying amount.

2. Shop and make an offer: Work with an agent to make an offer sellers can’t refuse!⁣

3. Mortgage application: Beef up what you started in the pre-approval process to get your loan ready for underwriting. ⁣

4. Loan processing: Sit back while loan processors review all info in your loan file and gather documents about the house for the underwriter.⁣

5. Underwriting: Underwriters are the key decision-makers in the whole process—the buck literally stops here. With everything reviewed, he or she will approve, reject, or come back and ask for additional documentation. ⁣

6. Closing: Once you’ve made it to closing, you’re in the home stretch. Documents are approved, and after a few signatures, the house is officially yours!⁣

🔸 June home sales were up compared to last year, but remained below the March 2021 peak and were lower than the number of transactions reported for May 2021, consistent with the regular seasonal trend.

🔸 The average selling price in June increased by double digits compared to last year as well, but the annual rate of increase moderated compared to the previous 3 months.

🔸 Looking at the GTA as a whole, year-over-year sales growth was strongest in the condominium apartment segment, both in the City of Toronto and some of the surrounding suburbs.

While this could provide some relief for home buyers in the near term, a resumption of population growth based on immigration is only months away.
