Why are fixed mortgage rates moving when the Bank of Canada hasn’t changed its rate? 🤔🏠

The answer may surprise you: The Bond market.

Here’s the key takeaway:
📈 Bond yields rise → lenders’ funding costs can increase → fixed mortgage rates can move higher.

This is why watching only the Bank of Canada’s overnight rate doesn’t give you the complete picture of what’s happening with fixed mortgage rates.

A recent Canadian Mortgage Trends report highlighted a significant increase in Canada’s 5-year government bond yield, followed by fixed-rate increases from several lenders.
