Rent rooms while you're home (partial-unit)? No night limit. 365 nights a year, completely legal.

Own an investment property? Mid-term rentals (28+ days) skip STR rules entirely. No license, no night cap, no MAT tax.

The 20 most Airbnb'd condos in Toronto, ranked by official City of Toronto data.

300 Front St W is #1 with 237 registered short-term rentals. That's one building with more Airbnb registrations than most Canadian cities.

The top 20 buildings account for 1,806 registrations out of 3,001 condo STRs in Toronto. Just 20 addresses out of 435.

Some surprises in there. 251 Jarvis St came in at #2 with 196 registrations. Not exactly a neighbourhood most people would guess.

CityPlace dominates with 7 of the top 20 buildings. The ICE Condos (12 and 14 York St) have 281 registrations combined.

Here's the logic. Pricing based on demand captures the peak upside for events, high seasons, etc.

Partial unit hosting has no 180-night limit under Toronto's STR Bylaw. but here's the catch. you need to register it properly as a partial unit with the city rather than entire unit and actually need to live and occupy one of the rooms.
