Happy Sunday! Lucky for you, I have a market report to share AND a stacked newsletter coming your way with a major giveaway (that's tomorrow, so DM me if you want to be on the list to receive it!).

In 2021, we had a record 121,712 in sales throughout the GTA, up nearly 8% from the previous 2016 high of 113,040 and up 28% compared to last year. In the 416 specifically this last month, we saw a small decrease from December of last year (from 2713 to 2395), however, the sale to list price ratio was 106%, meaning demand is still incredibly strong despite the level of supply with an average sale price of $1,023,029.$1,023,029

“Despite continuing waves of COVID-19, demand for ownership housing sustained a record pace in 2021. Growth in many sectors of the economy supported job creation, especially in positions supporting above-average earnings. Added to this was the fact that borrowing costs remained extremely low. These factors supported not only a continuation in demand for ground-oriented homes, but also a resurgence in the condo segment as well,” said TRREB President Kevin Crigger. We'll have to wait and see what next year holds, but with people moving back to the city we can only assume that demand will stay steady!

Hard to believe we're almost at the end of the year! Wrapping up the fall market with a roundup of what went on in November, starting with record home prices (as a surprise to no one) led by the low rise market.

Sales numbers in detached, semis, and towns were either down or experienced only a small increase, however, average sale prices in all of those segments saw an average price increase of 19% or more. On the other hand, condo sales were up by 44% in Toronto and 36% in the 905 regions - it looks like no matter how you spin it, the demand for real estate in our market is steady and not going anywhere anytime soon. "A key difference this year compared to last is how the condo segment continues to tighten and experience an acceleration in price growth, particularly in suburban areas. This speaks to the broadening of economic recovery, with first-time buyers moving back into the market in a big way this year" says TRREB Chief Market Analyst Jason Mercer.

The MLS Home Price Index composite benchmark was up by 28% year-over-year in November 2021. The average selling price for all home types combined in the GTA overall was $1,163,323, which is an increase of 21.7% compared to November 2020.

Garden Suites are here! You might be thinking, wait, aren’t those already allowed?

Unlike the previously approved -and increasingly popular - Laneway House (pictured above, via ), Garden Suites are in many ways easier to qualify for, and are incredibly beneficial for homeowners looking to supplement their living costs or accommodate multi-generational living. When it comes to qualifying for a Laneway House, your property needs to be a certain distance from a public lane - this isn’t the case for Garden Suites. As long as you’re able to build 5m back from the main house, you can back onto another home, a park, a private lane, but you DO need to be either a detached or semi detached home to qualify.

Depending on the size and distance from your main property, you can build a Garden Suite up to two storeys with a basement, essentially a second, non-severable house on your lot. A huge increase to your property value and a nice little income stream for tenants looking for condo alternatives.

According to a recent article on , home prices are up 33% in the city of Toronto - and there’s no sign of slowing down. If you saw the most recent market report, you’ll know that demand is far out pacing supply, with only 5,140 new listings on the market in October compared to 7,823 in October 2020. With mortgage rates staying put until 2021 (now is a GREAT time to lock in a rate!) it’s no surprise that people are trying to hop on the real estate train or upgrade their current homes. Things *usually* slow down during the holidays, so if you’re sticking around the city this season it’s a great time to be out on the home hunt.
