📊Here's a look at Sales Activity and the average February sale price of homes in the GTA. February sales in the Greater Toronto Area (GTA) were down substantially from the pre-rate hike levels of early 2022. However, the number of new listings also dropped substantially year-over-year. There were 4,783 sales reported through TRREB’s MLS® System in February 2023 – down 47 per cent compared to February 2022, the last full month before the onset of interest rate hikes. The Tax-Free First Home Savings Account (FHSA) is going to be available to all Canadians starting this year. The FHSA offers prospective first-time home buyers the ability to save $40,000 tax-free. Like registered retirement savings plans (RRSP), contributions to an FHSA would be tax deductible. There is an annual contribution limit of $8,000. Unused contributions carry forward similar to TFSA, and RRSP contribution space. For example, if you contributed $5,000 one year, you’d have $11,000 contribution room available the next year. If you decide to use this amount for something other than a house, you can transfer the money to an RRSP or RRIF without affecting your contribution room.

Residential properties that are unoccupied for more than six months (cumulative) in a calendar year may be subject to the new tax, unless they meet one of the exemptions.

What you Need to Know

1. A declaration form will need to be completed by property owners by February 2, 2023.
2. A property is considered vacant if it is not the principal residence of the owner or any permitted occupants or was not occupied by tenants for at least six months during the previous calendar year or is otherwise deemed to be vacant under the Bylaw.
3. The tax is 1 per cent of the current value assessment (CVA) of the home.
4. Exemptions include: principal residence, death, repairs, units undergoing major renovation, owner is in care or hospital, court order, transfer of legal ownership and occupancy for full time employment is in place.

* Applies to direct or indirect purchases of residential property, including purchases made through corporations, trusts or other legal entities.
* Establishes penalties for non-compliance applicable to Non-Canadians, as well as any person or entity knowingly assisting a Non-Canadian in violating the prohibition.

March stats are out! 📊Here's a look at Sales Activity and the average March sale price of homes in the GTA. For the third straight month of 2021, record home sales continued in March across the GTA with buyers taking advantage of favourable borrowing costs and continued improvement in many sectors of the economy. There were 15,652 sales in March 2021 – close to double that of March 2020. While sales were strong, it is important to remember that for the second half of March we are comparing against the initial impact of COVID-19 in the second half of March 2020 when sales activity dropped off dramatically.
The average selling price, at $1,097,565 was up by 21.6 per cent over the same period. 🅐Ⓞ
