What happened in the Humber Bay Shores condo market in July?

39 condos sold, with a median sale price of $701,000 — but the change in price needs some context.

July saw more 2-bedroom sales than 1-bedroom/1+den sales, along with 5 sales of suites over 1,000 sq. ft. That shift toward larger and higher-priced properties helped move the overall median higher.

At the same time, the median sale-to-list ratio was 97%, and 88 listings were terminated, expired or suspended.

So the market is moving — but buyers remain selective.

For buyers: inventory still provides choice and an opportunity to compare buildings, layouts and value.

For sellers: buyers are willing to spend when the property and pricing make sense, but positioning correctly is still critical.

Humber Bay Shores was buzzing this weekend. 🌊

After being cancelled last year, the annual Humber Bay Shores Waterfront Festival returned with more vendors, local businesses, live entertainment, a kids zone and a great turnout along Marine Parade.

The festival itself may only happen once a year, but what I like most is what it brings out — neighbours gathering in the parks, patios full, families out together and the waterfront becoming a true community space.

It’s one of those weekends that reminds you Humber Bay Shores is more than a collection of condos along the lake.

It’s a neighbourhood.

July 2026 GTA Market Update

The market continues to give buyers more negotiating power, while sellers need to be increasingly strategic about price and positioning.

TRREB reported 5,995 sales in July, down just 0.9% from last year, while the average selling price fell 4.5% to $1,003,956. Homes also took slightly longer to sell, averaging 32 days on market.

The GTA numbers provide the big picture — but conditions can vary considerably by neighbourhood, building and property type.
