May’s Humber Bay Shores condo stats show a market with plenty of inventory, but more selective buyer activity.

There were 100 new condo listings in May and 31 reported sales. The average sold price was $740,542, with an average of 36 days on market.

One of the most important seller-facing numbers is this: 103 listings expired, were terminated, or were suspended.

That number matters because it shows that simply coming to market is not enough. Buyers are watching closely, comparing options, and responding best to listings that are priced and positioned properly.

For sellers, the message is clear: strategy still matters.

For buyers, more choice can create opportunity — but knowing how to compare buildings, layouts, views, fees, and value is key.
