September’s Toronto luxury market numbers are in and they tell an interesting story.
Buyers have plenty of choice, but when the right property comes along - well priced, well presented and difficult to replace - they’re prepared to act.

A few things stood out this month:
• In the $3M+ detached market, renovated homes in desirable locations, especially those near ravines, parks and green space, continued to attract buyers and sell quickly.
• $2M+ condos sold faster than they did last year, with buyers gravitating toward larger, house-sized residences with outdoor space, concierge service and parking.
• $2M+ semi-detached homes were September’s fastest-moving segment, selling in an average of just 10 days at 103% of asking.

Our takeaway: buyers are active, but selective.
For sellers, price, preparation and presentation matter from the moment a property comes to market. For buyers, there is room to negotiate on many homes, but not necessarily on the ones everyone wants.
