Ontario just rewrote the eviction and late-rent playbook, and most people wonโt hear about it until itโs too late. ๐ โ๏ธ
Hereโs whatโs actually changing on September 21, 2026 (plus one Mississauga-only rule starting September 1):
๐ N4 notice for missed rent: 14 days โ 7 days
๐ โPersistent late paymentโ now has a real definition (3x late in 6 months)
๐ Tenants may need to pay 50% of arrears before raising issues at a hearing
๐ N12 move-in evictions: 120 daysโ notice can waive the 1-month compensation
๐ New 60-day rule to prove a move-in eviction was genuine
๐ Renovation (N13) evictions now require written updates + a guaranteed right to return
๐ Mississauga landlords also need a City licence for renovation evictions
