The Greater Toronto Area housing market continued to show signs of improvement in May, with buyer activity increasing as affordability conditions became more favourable. However, new listings have continued to trend lower, creating a gradual tightening of market conditions across many housing segments. While average prices remain below year-ago levels, the combination of rising sales and declining inventory suggests that buyer confidence is slowly returning to the market.

Looking ahead, the GTA housing market appears to be moving toward a more balanced and competitive environment. Inventory has continued to tighten while buyer confidence has gradually improved, creating conditions that could support greater competition in the months ahead. As TRREB President Daniel Steinfeld noted, “Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs.” While buyers have continued to benefit from choice and negotiating power, the ongoing reduction in available inventory suggests that market conditions may become more competitive as we move through the remainder of the year. For both buyers and sellers, the current market continues to present opportunities, with improving confidence and stabilizing conditions laying the groundwork for a healthier and more active housing market.
