📊 EAST YORK STAT CHAT | MAY 4–10, 2026

The East York market continues to show resilience heading into the Victoria Day stretch.

Compared to the same week last year:
• New Listings: 33 (down 28%)
• Sales: 18 (up 38%)
• Active Listings: 132 (down 19%)
• Sale-to-List Ratio: 106%
• Days on Market: 15
• Months of Inventory: 1.65

These are still very strong seller-market conditions.

What stands out most is the lack of inventory. At this point in the spring market, we would typically expect a larger volume of listings coming online — especially two weeks before the long weekend. Instead, supply stayed tight while buyer activity remained solid.

My sense is that we may see a wave of new listings hit the market next week.

📊 EAST YORK STAT CHAT | APRIL 2026 RESULTS

The East York market continues to demonstrate stability, even as broader market conditions evolve across the GTA.

Year-to-date through April 30:
• Sales: 206 (vs. 221 last year)
• Average Price: $1,186,940 (+0.7%)
• Sale-to-List Ratio: 104%
• Days on Market: 23

April alone showed continued strength:
• Average Price: $1,263,213 (+4.7% year-over-year)
• Months of Inventory: 2.71 — still significantly tighter than many GTA regions

One of the most notable shifts we’re seeing:
• GTA average prices have now risen for three consecutive months
• Listings are decreasing while sales activity improves
• Condo sales are up 9.1%, with first-time buyers helping drive market momentum

What this tells us is that well-priced properties in desirable neighbourhoods continue to perform, particularly in communities with strong long-term fundamentals like East York.

Understanding hyper-local trends remains critical in today’s market — broad headlines rarely tell the full story.
