Most buyers never think to check the permit history on a home. Then they take possession and find out the basement renovation, the extra bedroom, or the deck was never approved by the municipality.

At that point the problem belongs to you, not the seller.
Unpermitted work can affect your insurance, your financing, and your ability to resell down the road. The previous owner is gone. Whatever they left behind is now your responsibility.

The good news is this is checkable before you firm up. It just has to be part of your due diligence process.

📊 May 2026 TRREB Market Stats

TORONTO, ONTARIO, June 3, 2026 – The Greater Toronto Area (GTA) resale housing market tightened in May 2026
compared to last year. Sales increased year-over-year, whereas new listings declined over the same period. As
standing inventory has been absorbed, competition between buyers has likely increased in some neighbourhoods.
This should see the price trend flatten and ultimately trend upwards in the months ahead.

“Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices
and borrowing costs. Sales are forecast to improve further as we move through the second half of this year. Recovery
would be further bolstered by positive news on the trade front along with an easing of geopolitical tensions and related
uncertainty,” said TRREB President Daniel Steinfeld.

“Inventory levels trended lower over the past year, but buyers continued to have substantial negotiating power through
the spring, helping with affordability. Looking ahead, if sales strengthen further relative to listings, selling prices will
level off and even start to grow as we move into 2027,” said TRREB Chief Information Officer Jason Mercer.

GTA REALTORS® reported 6,583 home sales through TRREB’s MLS® System in May 2026 – an increase of 6.3 per
cent compared to May 2025. New listings entered into the MLS® System amounted to 17,698 – down by 18.9 per cent
year-over-year.

On a seasonally adjusted basis, May 2026 home sales were up by 10 per cent month-over-month compared to April
2026 and new listings were down by 2.1 per cent – pointing to a monthly tightening of market conditions as well.

Most buyers never read the one document that tells them what they actually own.

Shared driveways, easements, utility access, right-of-ways. These don’t show up in a listing photo. They show up on the survey and in the title.

And they can mean a strip of your land is legally someone else’s to use, or that you’re on the hook to share maintenance on something you thought was fully yours.

It doesn’t make the home a bad buy. It means you go in knowing exactly what you’re signing for instead of finding out after closing.

The Bank of Canada held at 2.25% today. That’s five holds in a row.

Here’s the part most agents won’t tell you: Macklem said the next move could be a hike, not a cut. So if your whole plan is “wait for rates to drop,” you’re betting on something the Bank of Canada just told you might not happen.

Prime stays at 4.45%. If you’re on a variable, nothing changes on your payment.

What it means for Vaughan: the rate isn’t the lever right now. The price is. We’re in a soft market across Woodbridge, Maple and Vellore Village, and the buyers winning deals aren’t waiting on Ottawa. They’re negotiating hard while everyone else sits on the sidelines.

A possible quarter point next year is a maybe. The price you lock in today is real, and it follows you for the life of the mortgage.

$40,605 in 1973. Over a million today.

Every few months someone tells me the market is about to fall apart and they’re going to wait it out. A lot of them have been waiting since 2009.

Here’s the part nobody wants to sit with. Even at 3% annual growth, which is well below the 6.49% average we’ve seen since 1973, the average home in this chart still climbs to 3 million by 2060. That’s the conservative line. The other one gets close to 6 million.

I’m not going to pretend this chart predicts the future. It doesn’t. Prices don’t move in a straight line, and anyone who bought at the 2022 peak will tell you that. There are dips. There are years that test your patience.

But the people who actually built wealth didn’t time the bottom. They bought, they held, and they let time do the work.

Ontario’s tenant protection laws were built to protect renters. I’m not arguing that.

But right now they’re also pushing small landlords out of the market — and when that happens, rental supply drops and tenants end up paying more. Nobody wins.

A non-paying tenant can legally occupy your rental unit for 6-12 months while you carry all the expenses. That’s not a horror story. That’s just how the system works right now.
The system is broken for everyone. Pretending otherwise doesn’t fix it.
