🏛️ The federal government has already passed a $50,000 rebate (5% HST) for first-time buyers
🏠 Ford’s proposal would add an 8% provincial rebate — and this one applies to ALL new home buyers, not just first-timers
📍 This could be a game-changer in markets like York Region, where new construction entry-level homes could finally be competitive with resale pricing
⚠️ A few catches to keep in mind:

The provincial portion still needs to be passed into law
The 5% federal rebate = first-time buyers only
The 8% provincial rebate = all new home buyers
Only applies to purchases between April 1, 2026 – March 31, 2027

🚨 BIG NEWS FOR FIRST-TIME HOME BUYERS IN CANADA 🚨
Bill C-4 just received Royal Assent on March 12, 2026 — and it could save you up to $50,000 on your new home. Here's everything you need to know 👇

💸 THE GST REBATE BREAKDOWN
Eligible first-time buyers can now recover the 5% federal GST on qualifying newly built homes:
🏠 $500K home → $25,000 back
🏠 $750K home → $37,500 back
🏠 $1M home → $50,000 back

Homes up to $1M get the full rebate. Between $1M–$1.5M? You get a partial rebate on a sliding scale. Over $1.5M? Fully phased out.

✅ DO YOU QUALIFY?

First-time buyer (no principal residence in the past 4 years)
18+ and a Canadian citizen or permanent resident
The home must be your primary residence
Buying with a partner? Both of you must qualify
Purchase agreement signed on or after March 20, 2025
New construction or substantially renovated homes ONLY — not resale

📋 HOW TO APPLY
Pay the full GST/HST to your builder at closing, then apply directly to the CRA after closing using Form GST190. (Note: the form isn't available yet, but the CRA is expected to release it soon!)
⏳ This program runs until 2030 — so don't sleep on it.

In December, detached homes remained the most resilient, while condos and low-rise attached homes experienced sharper year-over-year declines, reflecting where supply has built up the most.

I’m talking about landing an investment condo for a price that felt illegal. 😅

This one was wild.

My buyer was looking for an investment condo, and we found something nobody else knew about — an off-market opportunity from a distressed seller who needed to move it, fast.

After 40+ years, my clients sold the home they raised their family in.

And we didn’t just sell —✅ We set the highest sale on the street since the 2022 peak.

We negotiated hard to get our sellers every dollar they deserved…so hard that three days before closing, the buyer’s bank came back and said the buyers “overpaid” by $90,000 and tried to reopen the deal.
