Burnaby Rents Rose Across Categories in August
August brought some interesting changes to Burnaby’s rental landscape. Every rental category saw an uptick, setting Burnaby apart as the only city measured with across-the-board increases. The most notable jump was in furnished three-bedroom apartments, where asking rents climbed about 4%—from $3,000 to $3,200 during the latest period. Yet even as rents rose recently, unfurnished one-bedroom units are still averaging $2,200, lower than a year ago and about $280 less than two years back. Burnaby continues to rank among Canada’s top five priciest cities for renters, which is why affordability remains top of mind for so many local households. Detached homes saw a smaller decline, with a 3.2% drop in sales and a 7% reduction in prices. If you own or manage a property that has both residential and commercial units, it's important to know that new PST considerations might affect your bottom line. Home affordability improves in 10 of 13 Canadian cities in July
July brought some positive news for those keeping an eye on home affordability—10 out of 13 major Canadian cities saw improvements, largely thanks to a dip in home prices. Vancouver, in particular, experienced the largest drop in the income needed to buy. On top of that, mortgage rates edged down slightly, and it’s still possible to find discounted fixed-rate mortgages below 4%. For anyone transitioning from renting to owning or managing a tenanted property, these shifts can open up new possibilities. UBC Farm Saturday Farmers' Market
One of my favourite ways to enjoy the season and support our local community is by visiting the UBC Farm Saturday Farmers' Market. From June to November, you’ll find a fantastic variety of local produce, meats, baked goods, crafts, music, and certified organic farm products—all in one place. There’s even a by-donation farm tour at noon for those who want to learn more about where their food comes from. As someone who guides clients through the journey from renting to owning, I always appreciate neighbourhood gems like this that make a community truly feel like home.
