CANADIAN HOME SALES ARE UP — BUT IS YOUR MARKET?
You may have seen the headline: Canadian home sales rose again in July.

Nationally, sales increased 0.5% month-over-month, while the average Canadian sale price reached $674,819, almost unchanged from a year ago.

But here’s what that national number doesn’t tell you:

📍 British Columbia: –1.3% year-over-year
📍 Ontario: –3%
📍 Saskatchewan: +5% or more
📍 Prince Edward Island: +5% or more
📍 Quebec: just over +5%
📍 Alberta, Manitoba, New Brunswick, Nova Scotia and Newfoundland & Labrador also recorded annual price increases.

That’s quite a difference.

And it’s a great reminder of one of the most important things to understand about real estate:

There really isn’t one “Canadian housing market.”

Even within British Columbia, conditions can vary considerably from one city to another — and from one neighbourhood or property type to the next.

So when you hear that “Canadian home prices are up” or “sales are improving,” don’t automatically assume the same thing is happening to your home.

As a REALTOR®, I believe the more useful questions are:

What is happening in your neighbourhood?
What are comparable homes actually selling for?
How much competition is there?
And how long is it taking to sell?

National statistics give us the bigger picture.
Local data helps us make decisions.

Is a cool home becoming a must-have?

I recently read an article about how extreme heat is making some Canadian apartments almost unlivable — and it made me think about how quickly our definition of a “good home” is changing.

Heat pumps are no longer just an energy-efficiency upgrade. They can provide both heating and cooling, while making homes more comfortable and climate-resilient.

As a Realtor , I believe energy efficiency, indoor comfort and climate resilience will become increasingly important factors in real estate value.

A beautiful home should also be a comfortable one.
