Metro Vancouver Buyers Enjoy More Choices in Real Estate Market
Even with the current climate offering what many would consider favourable buying conditions, Metro Vancouver’s real estate market has seen a 4.6% drop in sales year-over-year this August. The combination of slowed immigration, reduced investor interest, and elevated mortgage rates has shifted the dynamics for buyers and sellers alike. The benchmark price in Metro Vancouver is now $1,081,900—a 5.6% decrease—while Fraser Valley experienced a sharper 14% decline in sales and a 7% price drop to $869,900.

Canada: Rate Cuts Can Worsen Affordability
As someone who has spent decades immersed in the Greater Vancouver real estate market, I’ve seen firsthand how interest rate changes can ripple through our housing landscape. Recent findings from central bank researchers underline a key point: while rate cuts might seem like a quick fix for housing affordability, the reality is far more complex. When borrowing costs drop, home demand tends to surge almost immediately—resales pick up within months, and the full impact is usually felt after 18 to 24 months. But the supply side lags behind, often taking two years or more to catch up, especially with larger projects that require extensive planning and permits.

The strength of our labour market can intensify this effect, as buyers feel more confident and lenders ease up. However, builders only start responding when increased prices and improved financing conditions make new projects viable. Even then, the process is anything but instant. Ultimately, while rate cuts can eventually encourage more construction, they don’t address the immediate pressures on affordability. It’s a reminder that building lasting solutions takes time, patience, and a deep understanding of the market—something I’ve prioritized throughout my career serving over a thousand clients in Greater Vancouver.
