August Market Highlights for Metro Vancouver
Vancouver’s housing market remained subdued through August, with 1,869 homes sold: down 4.6% year-over-year and 20.7% below the 10-year seasonal average. Apartment sales saw the largest decline, falling 6.8% from last August, while townhouses were the only property type to record a year-over-year increase in sales.
Inventory has come down from the highs seen in 2025, but buyers still have considerably more choice than they would in a typical August. There were 15,798 active listings, 2.7% fewer than last year but still 26.2% above the 10-year seasonal average. New listings were also down 3% year-over-year.
The overall sales-to-active listings ratio fell to 12.3%, placing the market around the level where sustained conditions have historically begun to exert downward pressure on prices. That pressure continues to appear in the numbers, with the overall benchmark price now 5.6% below August 2025.

For buyers, ample selection, softer pricing and relatively little urgency across much of the market are creating opportunities to negotiate. For sellers, it reinforces just how important pricing and presentation have become, buyers have options and are increasingly willing to wait for the right property. As always, the headline numbers only tell part of the story. Conditions can look very different depending on the neighbourhood, property type and price point.
