As predicted the Bank of Canada rate dropped 50 basis points or 1/2 a percentage today. More good news for buyers across this country and this increases affordability. The overnight lending rate is now at 3.75%. I understand that not everything is good news out there but it is piling on. Deloitte's Global Economic Research Center has just put out a report saying that the US economy is doing better than predicted. This again will spur consumer confidence in Canada. This is my fourth cycle that I have gone through. Each time that the market shifted from correction to recovery the market and economy gives us clues. The economists from major financial institutions, sitting in their ivory towers are making moves to soften lending restrictions because they see optimism in the immediate future. 2025 will not be a banner year where records are broken, but it will be significantly better than 2024. I am happy. My REALTORS could use a break.

Home sales across the country are as flat as a pancake except for Alberta. Looking at the graph below home sales have been basically flat since the second quarter of 2023. BC is following that trend as well. It seems Alberta is benefitting from a shift in migration into the province. They have jobs in Alberta and the average house price is still under $500,000 for the province. With inflation down to 2% the rest of the country will likely join Alberta's growth in 2025.

Canadian Inflation just hit its mark. In June of 2022 Inflation hit 8.1%. That was a 40 year high. The Bank of Canada has been raising interest rates to bring down inflation. It's target rate has always been 2%. Last month they hit that rate. The inflation rate for Canada in August 2024 was 2%. The big question now will be how much will they drop the overnight lending rate to on October 23. It is likely to be at least 1/4 but will they take it to 1.2 %? Exciting stuff if you are total stats nerd.

Real Estate Projection for 2025
2025 is going to be a better year for Real Estate in British Columbia and houses are becoming more affordable. I just had to say it like that to get as many people as possible calling me an idiot. However, it is true. Here is the logic. First, what makes housing more affordable? There are 2 ways. First prices go down. Second, the cost of purchasing a house goes down. If you are buying a million dollar home at 4% interest your payment is roughly $700 less than if you are buying the same house at 5%. Therefore the affordability of that house is more at 4% than it is at 5%. Interest rates have been reduced 3 times this year and will that trend likely continue for the rest of the year and into 2025. Second, there is pent-up demand. Interest rates pushed many people out of the market who can now come back into the market and as interest rates reduce more and more people will be able to buy. Third many people are sitting on the fence waiting to see what will happen with interest rates. Most economic forecasts across the country are talking about pent-up demand. Some of these people will jump off the fence in 2025. Lastly, the demand is still very strong. Where is this demand coming from? Consider this ...last year there was a total of 223,490 people immigrated to British Columbia, plus 175,000 students went to school here for a total of 493,490 coming into the province to live. That is 7% of BC's Population. Average people per household is 2.4. Therefore, we needed an additional 93,120 homes to be built just to house the immigrants. There was a total of 62,248 new builds last year; a deficit of 30,872 homes. What about Migration? (Movement of people from BC to other provinces) Last year was the first time in over a decade that more people moved out of BC than into BC. from other provinces. However the net migration out was only 8,624 people. Not even close to the immigrants moving in.
The demand is high and increasing and the supply is still low. 2025 will not be a banner year but no bubble is going to burst and the market will increase. However, you always have to remember...that's just the world according to BILL. Have an amazing month folks.

Aggressive prediction from the Canadian Real Estate Association.

When CREA (The Canadian Real Estate Association) makes a prediction or statement about Canadian Real Estate we have to remember that almost 2/3 of the country's Real Estate activity is in Toronto and Vancouver. What they are really reporting on is mostly the activity in those 2 cities. Unlike the stock market, Real Estate is incredibly local as opposed to global or national. Very often the market can be dramatically different in Kelowna than Vernon or Kamloops or the Kootenays. The CREA is also good at breaking out the areas and looking at individual locations. (See CREA.ca if interested further) My only focus is the Interior of British Columbia. I don't believe that we will recover as aggressively as Toronto or Vancouver. I don't have any great insight. It is simply that we never have. I think we will remain relatively flat for the balance of the year. If the Bank of Canada interest rate drops again on September 4 I think we will see this recovery show itself in the first half of 2025. There is pent up demand across the country that will stick its head out of the cave and start looking for a new one as the Government slowly softens their controls. (This should cause some kickback.) I actually think the government has done a pretty good job of stopping the out of control market that we had in 2022 and slowly easing the constraints as the market flattened. But you always have to remember...that's just the world according to Bill.

First time homebuyers can now get a 30 year amortization for their mortgage . This combined with the creeping down of interest rates should help a little with affordability of housing in the country.

Great News... I was so excited to check the interest rate announcement this morning that I actually woke up early thinking about it. That is twisted in a few ways. However it was worth it. The Bank of Canada lowered it's overnight interest rate by 25 basis points to 4.5% this morning. Great news for the economy and for home buyers. This should help to spur buyers a little more and allow a little relief with mortgage payments.
