Building Permits Data Release: What It Means for Canada's Housing Market
Canada’s latest building permits data offers important clues for anyone watching our housing market. As someone who guides buyers, sellers, and investors here in Vernon, I know how these numbers can shape local opportunities. When building permits are strong, it often means more homes are on the way, creating jobs and adding stability to the market. On the flip side, weaker permit numbers can point to tightened supply, slower growth, and even potential job losses. These trends matter whether you’re planning your next move or simply keeping an eye on how the market is evolving.

Canada Fee Cuts Could Unlock Supply
Development fees have a real impact on housing affordability here in Canada. According to our national housing agency, reducing these fees could make about 14% more residential projects financially viable—a shift that would be especially noticeable in cities like Toronto and Vancouver. For example, if all development charges were eliminated, Toronto could potentially meet half of its stated housing supply goals, and both cities could see a ~10% increase in viable projects. When we look at Calgary, the fees range from about $4,000 for a one-bedroom high-rise to $9,000 for a detached home, which is quite a bit less than Vancouver’s $20,000–$33,000 for comparable properties. Of course, these fees help build the infrastructure that supports our communities—roads, sewers, and more—so the right answer isn’t to eliminate them entirely. But for families considering larger, newly built homes (which often cost more than similar resale options), lower fees could make a real difference in opening up more choices. As someone who guides buyers and sellers through these decisions every day, I see firsthand how these factors influence the options available to families in our market.

Canada's housing market 'finally' moving toward recovery this year: RBC
We're starting to see encouraging signs of recovery in Canada’s housing market this year. Home resales are on the rise, inventory levels are stabilizing, and prices are beginning to level off. While RBC expects resales might dip by 3.6% in 2024, they anticipate a 6.7% increase next year, with modest price gains likely as interest rates hold steady—even as we keep an eye on external factors that could influence the market. With years of experience guiding buyers, sellers, and investors here in Vernon and throughout British Columbia, it’s heartening to witness these positive trends for those considering their next move in residential real estate.

Canada's “Record” Housing Correction? Prices Near Highs In Most Provinces
Despite all the talk of a 'record' housing correction, Canadian home prices remain remarkably resilient—especially here in British Columbia. In July, the national average price dipped 0.6% to $661,800, with most of the recent declines concentrated in Ontario and B.C., while three Atlantic provinces saw gains. Since March 2022, Canada has seen a 21.3% decrease in home prices, yet affordability remains a challenge for many families. As someone who has guided buyers, sellers, and investors through many market cycles in Vernon and the Okanagan, I know these shifts are never just numbers—they impact real decisions and real lives. If you're navigating residential real estate in this changing landscape, context and experience matter more than ever.

Rate cuts boost housing demand faster than supply, BoC research finds
Recent Bank of Canada research has shed light on something I see regularly in the Vernon real estate market: when interest rates are cut, home sales tend to surge almost immediately, but new construction takes much longer to catch up. This creates a lasting gap where demand outpaces supply, which pushes prices higher and makes it harder for many to enter the market—especially with unemployment at low levels. While rate cuts can make borrowing more attractive, it’s clear that the larger issue of affordability can’t be solved by monetary policy alone. Supply-focused solutions, like encouraging more new builds, may be key to restoring balance. With my experience helping buyers, sellers, and investors navigate these shifts, I know how important it is to stay informed and adapt to changing conditions.

Okanagan Inventory Awaits Province's Next Move
With the province considering a condo conversion plan, all eyes are on the unsold home inventory here in the Okanagan. In Kelowna, as of Q2 2026, there were 373 completed but unsold homes: 31 townhouses, 163 woodframe condos, and 178 concrete condos. These units are spread across 11 condo buildings with seven different ownership groups, highlighting just how varied the local supply picture is right now. Vernon’s numbers are more concentrated, with 53 completed unsold homes—15 townhomes and 38 condos, all within a single woodframe building. The age of this standing inventory differs, too, from units finished over a year ago to those completed just a few months back. As someone who works with buyers, sellers, and investors every day in Vernon, I’m watching closely as the province shapes its next move—these decisions could have a real impact on our residential market.

CREA data shows home sales up 0.5% while new listings fall 1.6% — regional markets shift toward balanced territory
We're seeing an interesting shift in the Canadian housing market: home sales have edged up 0.5%, while new listings have declined by 1.6%. This means the sales-to-new listings ratio is now at 51.3%, and we're looking at just 4.7 months of inventory—conditions that point toward a more balanced market across many regions. Prices remain stable, with only modest growth. As someone who helps buyers, sellers, and investors navigate residential real estate in Vernon and beyond, I keep a close eye on these trends to ensure my clients can make informed decisions in changing market conditions.

Canada: Rate Cuts Can Worsen Affordability
As someone who's spent years guiding clients through the real estate market here in Vernon and across British Columbia, I often hear questions about interest rate cuts and what they really mean for home affordability. Recent research from the central bank highlights an important truth: while lower borrowing costs can boost housing demand very quickly—resales tend to rise soon after cuts, with the full effect showing up 18 to 24 months later—new housing supply takes much longer to catch up, often two years or more. Strong job markets can make this demand surge even more pronounced, as buyers feel more confident and lending becomes easier. Builders do eventually respond as higher prices and lower financing improve project viability, but planning, permitting, and especially multi-unit construction add more time to the process. The takeaway for Canadians: while rate cuts may eventually encourage more homes to be built, they tend to push prices up in the short term, not solve affordability pressures. Real solutions require a coordinated approach that goes beyond just adjusting borrowing costs.

With inventory holding at 4.7 months, conditions remain balanced for both buyers and sellers. As someone who works closely with clients navigating these shifts in Vernon and throughout British Columbia, I’m keeping a close eye on these trends to ensure you’re informed and ready for your next move.
