Unprecedented. By me anyway. I beat the mountain again. Although, in the end, the mountain had the last laugh. Right after this, snowflakes started falling, and I froze my ass off on the way down.

28th Crescent in East Hill has always been one of my favourite streets in Vernon — and honestly, I couldn't give you one specific reason why. It's just got that old-school fee to it. Maybe that says more about me. 🤔

I've got a number of neighbourhoods on my personal favourites list, and 28th Crescent is definitely one of them.

The Okanagan market just did something it almost never does.

May had fewer new listings than April — across all three regions. In 10 years of data, that's only happened once before.

And sales? Mixed picture:

North Okanagan down 4.3% YoY

Central Okanagan — 2nd slowest May in 10 years

South Okanagan up nearly 27% YoY

Buyers are cautious. Sellers are pulling back. Supply may have already peaked for the season.

Hate to get this close and not make the summit. I guess 3 cups of coffee and a glass of apple juice wasn't quite the right mix of fuel. The blazing sun definitely did not help. Next time.

I love a story with a happy ending.

This one had a speed bump or two along the way — but that's real estate, and that's okay.

21 days on market, a moment or two where we all had to slow down and take a breath, and in the end: a seller who's moving forward and a buyer who's thrilled with their new home. Happy on both sides. That's the goal every time.
