Subject: July 2026 North Okanagan Market Update
The July 2026 housing statistics are in, and the North Okanagan real estate market continues to experience a balanced market, with inventory levels declining while sales activity remains relatively steady.
Here are a few key highlights for our region:
162 residential properties sold, a decrease of 5.3% compared to July 2025.
Sales volume reached $116.2 million, down 3.4% year over year.
Active listings decreased 14.0%, bringing total inventory to 972 properties.
New listings fell 27.1%, with 226 new properties coming to market.

Single-Family Homes
Benchmark Price: $782,100 (+1.9% year over year)
Average Days on Market: 73 days
Inventory: 403 homes
Townhomes
Benchmark Price: $561,000 (+3.2%)
Average Days on Market: 66 days
Inventory: 128 units
Condominiums
Benchmark Price: $316,200 (-0.4%)
Average Days on Market: 62 days
Inventory: 95 units
Overall, the market remains balanced, but inventory continues to tighten as fewer sellers bring properties to market. New listings dropped significantly in July while active inventory also declined. Although sales were slightly lower than last year, benchmark prices for single-family homes and townhomes continued to show modest growth, suggesting stable buyer demand across the region. If inventory continues to shrink through the late summer and fall market, well-priced properties should continue to attract strong interest.
