Wilson Hereward. Walls arriving by air.

There’s a version of construction where every wall gets hammered together on site, one stud at a time. That version takes weeks.

There’s another version where the walls are built somewhere else, trucked in complete, and lifted into place by crane. That version takes days.

We’re doing the second one.

Wilson Hereward. That moment when concrete starts turning into framing.

Wood going out on the concrete. Any day now, the crane starts lifting prefab walls 120 feet in from the street, dropping them onto floor cassettes over what’s already been hand framed.

Once the prefab starts going up, the framing moves fast.

Twelve new townhomes in Victoria. And an important piece of the work happens beyond the construction site.

At Wilson Hereward, we’re working with our Missing Middle Solutions partners to bring 12 townhomes to life near schools, shops, and green space.

Construction is underway. Alongside the build, we’re working to strengthen how the project is financed.

The current equity round is intended to replace higher-interest private debt, reduce carrying costs, and simplify the project’s financing through completion.

That’s what new investor capital would help accomplish.
The opportunity is structured through preferred shares. The offering also provides for eligible RRSP and TFSA funds, something we’re happy to walk through with people who want to understand that route.

This is a different investment from our Montcalm rental development. At Wilson Hereward, the plan centres on completing and selling the townhomes, with investor distributions anticipated afterward.

Something I do that probably doesn’t make sense.

On paper, I feel good about a project. At framing, I feel claustrophobic, the units always look too small. At drywall, I feel fine again.

Same building. Same square footage. Same layout I approved on paper.

My theory: it’s the color. White walls tell my eye it’s livable. Exposed studs tell it “this can’t possibly work.”

My site supervisor Grant is the exact opposite. He says framing is the most open a unit ever feels, before the walls close in.

Tyvek up. Siding just starting. The dark shake going on the second story is what turns a framed box into a house.

A build is a year of work you can walk past every week without noticing much change.

Then one day it’s finished.
