Heat is the one that usually gets skipped. In our homes it's the first thing we walk you through: how the place is heated, what's included in your rent, and who takes care of servicing it. On the Island, that answer shapes a good part of your year.

Three more you won't have to ask for: how a maintenance request gets handled and who actually receives it, what your parking and storage include, and which way the place faces for light in the darker months.

Buyer's market, seller's market, balanced. The words get used loosely, but there are numbers behind them. Sales divided by active listings at month's end: under 17% is a buyer's market, over 28% is a seller's market, and everything between is balanced.

In July, Greater Victoria came in right around that 17% line, on the threshold between balanced and a buyer's market. Which is worth knowing, because "balanced" covers eleven points, and 17 does not feel like 28 from either side of a transaction.

One means a bed, a sofa and a table, and you arrive with everything else. Another means you can cook dinner the night you land.

Neither approach is wrong. The word on its own just does not tell anyone enough, which is why we list what is actually in each home before anyone signs anything.

The highest number is the loudest, but it is rarely the only thing being read.

A clean financing condition. A closing date that fits the seller's life. Fewer subjects. A deposit that arrives on time.

Sellers weigh all of it, sometimes without saying so out loud. Which is why an offer that comes in second on price can still walk away with the property.

Someone notices water where water shouldn't be, takes a photo, and sends it. One line, usually. That's all we need to start.

From there it's a sequence. We ask the two or three questions that tell us whether this is a plumber, a roofer or a failed seal. We tell the tenant what's happening and roughly when. We book it. We check afterward that the fix actually held. Nothing in that chain depends on the tenant following up to keep it moving.

You hear from us when there's something to decide. The rest of it is ours 🌿
