When the rental is in Greater Victoria and the owner lives outside Canada, a few rules apply that local owners rarely deal with. Tax is withheld from the rent itself, and in most of the region a home that sits empty can be taxed on its assessed value.

Distance also changes the everyday side. Showings, inspections and repairs all happen in a time zone you're not in. That's the part we handle.

In BC, when a fixed-term tenancy reaches its end date, it usually continues month to month on the same terms. The agreement ending, on its own, doesn't end the tenancy.

For owners, that means a tenancy that's working can simply keep going, with no re-signing and no gap between one agreement and the next. It also means the end date isn't a way out: vacate clauses only apply in narrow cases, such as when the owner or a close family member plans to move in, and ending a tenancy otherwise needs a valid reason and proper notice.

Financing, inspection, subject removal, the legal and title work, then completion and possession. Each one has its own deadline built into the contract.

A tenant's first maintenance request is usually small: a sticky lock, a tap that drips, a light that flickers. In the homes we manage, we treat it as one of the most important moments of the whole tenancy, and it has very little to do with the tap.

How that first message gets answered tends to shape everything after it. When a tenant gets a clear, timely response the first time, they mention the next thing early, while it's still minor. That's where a home is quietly looked after: in the water mark reported the week it appears, not months later.

The goal is that every tenant knows, from the very first message, that someone is on it. And that you, as the owner, stay informed without having to be the one who answers.
