Long weekend starts now.

Whatever your version of this looks like β€” cooking for twelve, or a walk and takeout β€” I hope you get some of it.

Moving to the Island? Five things nobody tells you first.

I get this call a lot, usually from someone who spent a weekend here in July and decided.

I'm not going to talk you out of it. I was born here. But there are five things that surprise almost everyone, and every one of them is easier to sort out before you buy than after.

None of them are reasons not to come.

Know what your Poly-B costs before they do.

Grey plastic supply lines, common in BC homes built roughly between 1978 and 1998. It's the thing that comes up most often on the Island.

It isn't automatically failing, and I'm not telling you to repipe the house before we list. But a buyer's agent will spot it, an inspector will write it up, and an insurer will ask about it β€” and all three of those land after you've accepted an offer.

So here's what I want in hand before that happens: two or three real quotes to replace it. Actual plumbers, actual walkthrough, an actual number for your house.

Because the moment it comes up in negotiation, the question stops being "how bad is this?" and becomes "here's what it costs, and here's the paperwork." You're negotiating against a figure you brought. They're negotiating against one they imagined β€” and the one they imagine is always bigger.

Same pipe. Very different conversation.

463 homes sold in Greater Victoria last month. 554 sold in September last year.

At the same time there were 3,811 homes sitting on the market β€” more than there were a year ago. The Board's own read is that we've crossed into buyer's market territory. Their chair, Fergus Kyne, called it the first buyer's market since January 2015, setting aside the opening months of the pandemic.

One month isn't a trend, and he said that too. But it is a different market than July and August were.

What that means if you're selling: your house is now being compared against more options than it would have been in the spring, and buyers have time they didn't have before. Pricing to the market you're actually in β€” not the one your neighbour sold into eighteen months ago β€” is most of the job right now.

The benchmark single family home in the core sits at $1,280,100. A condo, $547,800.

Your buyer's inspector is coming. You may as well know what he's going to write.

Four things that turn up in almost every Greater Victoria home, all of them findable in an afternoon, all of them cheaper to deal with now than during subject removal.

Because an inspection report isn't a report. It's a negotiating document. Every line item on it becomes a number somebody asks you for.

Read it first.

This is a five minute drive from most of Greater Victoria.

That's the part that's hard to explain to people looking from the mainland. It isn't that we have trails. It's that the trail is on the way home.

No listing. No point. Just September doing its thing.

Your neighbour's sale price is not your price.

It's a real number and it matters. It's also a different house.

Theirs sold in March, yours is going up in October. Theirs had the roof done in 2021. Yours has the better lot and the worse kitchen. Theirs had four offers because two other listings on the street had just gone pending.

That's the work. Take the comparable sale, then adjust for every way your house isn't that house, and write down the reasoning so it survives a conversation with a buyer's agent.

A number without the reasoning behind it is just a hope.

What I'd fix before we list. And what I'd leave.

Most of the advice sellers get is "freshen it up," which is not advice. Twenty years as a journeyman carpenter has made me fairly specific about where the money comes back and where it doesn't.

Three things I'd do. Two I'd talk you out of.

The pattern is simple: spend where it changes the first impression. Don't spend where it changes the square footage.
