Bobby Ross - Pemberton Holmes Real Estate Real Estate in Victoria, BC - Years of experience and a dedicated member of the community I'm passio Did I mention I love to golf?

I was born and raised in Victoria (3rd generation) and love everything this part of the world has to offer. I’ve had the fortune to travel the world extensively through sports and can safely say there’s no place I’d rather live, which is why my wife and I chose to raise our family here. Victoria offers countless outdoor and recreational opportunities and I take full advantage of them. I grew up in

the outdoors and have traveled and fished nearly every inch of Vancouver Island as well as much of the coastal mainland where I was a fishing guide for several years. I was lucky to enjoy a long sporting career from school boy athletics to baseball, where I played for the Canadian Junior Team and attended College in the United States, and most notably with the Canadian Rugby Team where I enjoyed 15 years of service and earned 57 Caps. My Style of Business
I intensely dislike being pushed into something so it’s no surprise that I adopt a “no pressure” style of business with my clients. It is my job to inform you of all the factors involved in your transaction (whether buying or selling) and let you decide if it’s the right thing to do. If you want my real estate opinion I will be more than happy to give it to you. I will do everything I can to ensure that the process of buying/selling goes as smoothly as possible and that your interests and concerns are well represented and legally cared for. Such qualities as motivation, organization, perseverance and preparedness that propelled me through the heights of International sport will give you the advantage when I represent you. I believe in giving my clients prompt feedback and keeping them up to date in an ever changing marketplace. The best possible business relationship is one built on respect and trust and that’s exactly what I strive for. Thank you for your time and I look forward to hearing from you.

The Bank of Canada dropped its policy interest rate from 2.5% to 2.25% at the end of October, making it the second 25-point cut in a row, however it may be the last reduction we see for a while.

Since the Bank of Canada is nearing the low-end of its neutral range, there isn’t much wiggle room for more cuts. Should the economy further stumble or enter a recession, policymakers would be put into a tough spot.

The Bank of Canada will make its final interest rate announcement for the year on December 10..

Let’s go over what this interest rate cut means for Canadian homeowners, buyers, sellers and those interested in real estate.

For most, the extent of our heating, ventilation, and air conditioning (HVAC) systems knowledge is as follows: when it’s cold out, turn on the heat and when it’s hot, turn on the A/C. However, as homeowners, it’s important to know how these systems work, what maintenance is required, and when it’s time to look at updating your system.

Greater Victoria’s upcoming supply of just under 400 hotel rooms is the largest new inventory pipeline the city has seen in a generation, but the new units are playing a slow game of catch-up relative to a sustained reduction in lodging spaces since the 1990s.

Three major hotel projects on the south Island will help boost hotel room inventory by 2028, but supply challenges remain.

The local real estate market remains reasonably balanced.

Single family homes are currently seeing the strongest demand, and this month we saw the highest number of October sales since 2020. However, condo sales were slightly more restrained than single family and townhome sales over the past month. We have not seen a significant decrease in prices as a result, but those shopping for condos will find a good variety to choose from with time to make decisions
