Week of August 17, 2026 — here's what's happening in the Kitchener-Waterloo-Cambridge market this week 🏡

147 new listings hit the market, giving buyers plenty of fresh options. On the demand side, we saw 86 pending sales, with 26% of those going over asking price — so competition is still very real out there. New listings ranged from $199,900 to $1,595,000, and the highest closed sale of the week came in at $1,450,000. We also saw 106 homes close and 53 conditional sales move through the pipeline.

One week into August and buyer activity just hit a notable low point 👇

1️⃣ 141 new listings hit the market — bouncing back after last week's slowdown ☀️
2️⃣ 66 pending sales — the fewest since February 16th, as the summer market continues to cool 🔑
3️⃣ 38% of pending sales went over asking — well-priced homes are still drawing real competition, even with fewer buyers active 💰
4️⃣ New listings ranged from $249,000 to $3,995,000
5️⃣ 90 homes closed — a step down from last week's blockbuster finish, more in line with a typical summer pace 🏁

Pending sales haven't been this low since mid-February — but that hasn't slowed things down for the right homes. Nearly 4 in 10 pending sales are going over asking right now. Buyer numbers are thinning as summer winds down, but the buyers who are out there are motivated. 2️⃣ 87 pending sales — buyer demand holding steady through the end of July 🔑
3️⃣ 31% of pending sales went over asking — competitive homes are still generating multiple offers 💰
4️⃣ Listings ranged from $268,000 to $5,700,000 — the second highest listing price of 2026 👀
5️⃣ 105 homes closed — top sale at $1,475,000, while the lowest closed 11% below list 📉

A $5.7M listing entering the KW market to close out July is a statement. This region continues to attract high-end buyers and premium product — while still offering entry points starting under $300K. That range tells the whole story of this market right now.
