A huge congratulations to B & T on securing your gorgeous home in Bowmanville! 🎉🏡

A growing family means new demands for your time and energy - sometimes the relief comes in the form of a home that better suits everyone's changing needs. A yard for the boys to play, more space for a home office, a larger garage for storing the ever growing supply of sports equipment, or a larger kitchen for entertaining.

Life happens fast. Earlier this year we sat down and charted out a plan, and the process has followed the script we wrote together. For me, the experience has been a satisfying one and I'm so grateful to have been riding shotgun on this journey with you. From creation of the plan to ex*****on, its been a smooth ride.

B & T, your trust means the world to me and I'm so appreciative to have been granted the opportunity to show you the way. You’ve already shared many chapters together, and this home feels like the perfect place for the next one to be written.

📰 Here’s your 🌺 May 🌺 Housing Market Report for Durham Region 🏡 🚨

May was another positive month for real estate in Durham Region. As temperatures rose ☀️, so did market activity 📈.

New listings increased 3.2% from April to 1982 🏡. Active Listings and Sales both increased by 12% respectively compared to the previous month. The rise in activity didn’t result in a change to Months-of-Inventory (MOI) 📊, but we did see a 2nd consecutive month of marginal growth of the average sale price to $851,373 💰.

There was a 3% jump in the percentage of Sales-to-New Listings (SNLR) to 38.8%, which suggests buyers have been more active recently 👀.

For Sellers, the average Days on Market (DOM) and the List-to-Sale Price (SPLP) percentages were unchanged, which suggests to me that if the home is overpriced an interested buyer is more likely to wait for a price reduction than to submit an offer ⏳.

Months of Inventory has remained consistent year-over-year, however the overall market activity and sale prices is still down compared to May 2025:
▪️New Listings ⬇️ -19.5% from 2,461
▪️Active Listings ⬇️ -8.9% from 2,798
▪️Sales ⬇️ -9.4% from 850
▪️Avg Sale Price ⬇️ -6.0% from $905,702

With the integration of AI 🤖 and other applications that distribute sales data becoming more mainstream, Buyers are more educated than ever before 📚 and Sellers need to understand the weight of this information on their opinion of value.

Even though Spring activity has increased 🌸 and prices are gradually rising, it’s typical for the summer holiday season to slow activity between June & August 🌴.

Buyers have wrestled back leverage from Sellers in 2026, so Sellers should temper optimism for any steep market shift as we hit the mid-point of the year.
