Canada’s Affordability Streak Hits 10 Quarters | I don't sell real Estate,I make dreams come true.
Canada has now seen 10 straight quarters where housing affordability remains a challenge. The story is shifting—mortgage rates are no longer expected to give us much relief, so the focus turns to home prices and income growth. Economists believe mortgage rates will likely hold steady or even increase slightly in the coming year, so gains in affordability will depend more on whether home prices level out. Slower population growth could ease some of the demand pressures and help keep prices in check, while an improving job market should support household incomes. I see firsthand how these trends play out differently across the country—what buyers and sellers experience in Vancouver or Toronto can be a world apart from Calgary or Edmonton. Seeing four consecutive months of rising home sales in Canada certainly sparks the question: are we witnessing a real shift in the market? July brought more encouraging signs—prices held steady with the average sale price nudging up 0.2% to $674,819. Meanwhile, new listings dipped by 1.6% and inventory settled at 4.7 months, a clear indicator of a balanced landscape.
