Before a landlord signs a long-term lease, it’s not just “can they pay rent?”—it’s can they back the commitment. Start with the tenant’s personal strength (personal guarantees + real assets), then look at the business itself: what they do, how stable the industry is, and how that use impacts the plaza.

Certain tenants (like daycares) may command a premium because they’re harder to replace, while anchors like pharmacies can actually raise the value of the whole site. If the tenant is newer, strong company financials help—but a larger deposit and a clear business plan can make all the difference.

Interest rates touch every commercial deal because they change both your monthly payment and what investors are willing to pay.

When rates go up, borrowing costs go up—so your mortgage payment is higher, your cash flow gets tighter, and buyers usually can’t pay as much for the same building. In investment real estate, rates also influence cap rates: higher interest rates typically push cap rates higher because investors need a bigger yield to justify the risk and the cost of debt.

That’s why a buyer financing at, say, 6% interest usually won’t chase a property selling at a 4% cap rate—the numbers don’t pencil, because the cost of money is higher than the property’s yield. When rates come down, financing is cheaper, more buyers can qualify, demand increases, and cap rates often compress—supporting higher prices.
