🏡 LISTINGS: We saw a massive surge in inventory with 1,333 new listings, a staggering 41.96% increase from March. This influx of homes is giving buyers more options than they’ve had in a long time, signalling a much-needed relief in housing supply.

🏘️ SALES: Activity is heating up with 437 sales, up over 24% from the previous month. While we are slightly behind 2025's pace, the month-over-month growth shows that buyers are stepping off the sidelines and taking advantage of new inventory.

💰 AVG. PRICE: The average sale price climbed to $572K, a 6.11% increase from March. While prices remain slightly lower than last year's peak, the monthly growth suggests steady demand and a stabilizing market for local homeowners.

🚨 Overall Outlook 🚨
We are currently in a high-energy transition phase. The heavy volume of new listings indicates that sellers are feeling confident, while the jump in monthly sales proves that demand is there to meet them.
