Windsor-Essex real estate market update: September 2026.
Fewer homes sold in September. WECAR reports 357 residential sales, compared with 433 in September 2025.
The average sale price was $561,421. The median was $505,000, down 4.7% from $530,000 a year ago.

More homes for sale. Fewer sales. So why haven’t Windsor-Essex prices fallen?

That’s the interesting part of the August market.

Sales were down 5.0% compared to last August. Active listings were up 1.9%. We’re sitting at 4.8 months of inventory and homes are taking about 20 days to sell.

But the average sale price?

$551,723 — basically unchanged year-over-year.

So no, this isn’t a “crash.”

What it looks like instead is a market where buyers have more options, sellers have more competition, and the homes that are priced properly still move.

That’s the part I think gets missed when people only look at one number.

If you’re buying, this is a much better environment to negotiate in than a few years ago.

If you’re selling, this is not the market to “test” a price and hope someone bites. Pricing and presentation matter a lot more now.

One thing I’ve learned throughout my career is that sales principles translate across industries.

Before real estate, I spent over a decade in automotive learning how to build teams, improve processes, negotiate, drive revenue and, most importantly, create results for both the business and the customer.

When I moved into real estate, I brought that same mentality with me.

Take the business seriously. Know your numbers. Understand your market. Follow up relentlessly. Create a great client experience. Compete. And always look for the opportunity to improve the result.
