One of the most common things I see before a listing goes live: sellers spending $20–40K renovating the kitchen because they think it’ll help them sell faster or for more.

Sometimes it does. Most of the time, you’re designing for a buyer who doesn’t exist.

You don’t know their taste. You don’t know their plans. And you almost never get that renovation money back dollar for dollar.

High-end buyers customize to their own taste anyway. Budget buyers care about the bones — not the always the finishes.

What actually moves the needle? A deep clean. Fresh paint. Good photos. The right price.

That’s it.
