Jason Wicklund Realtor Winnipeg Real Estate Agent Hi, I’m Jason

I’m the owner of Sustainable Painters Winnipeg and a real-estate agent for Century 21.

With buying my first home, renovations quickly became a hobby and turned into a passion. This passion motivated me to take the leap into entrepreneurship and real estate. As a small business owner for the past ten years, I have had the opportunity to get my hands dirty on many renovation projects, and ensure a positive experience buying and selling homes for Winnipeg residents. Understanding what

comes into buying a house, my keen eye for detail and problem-solving know-how translates into knowing exactly how to find those hidden gems that make a great home or investment opportunity. I also pride myself on knowing how to significantly improve your current home – to attract potential buyers, and sell it at the best price.

Thinking about buying a condo in the future? Make sure it has a robust Reserve Fund Study. This assessment ensures there’s enough money for major repairs and replacements - like roofing, windows, etc.

How does it work?

1️⃣ Assessment: A qualified professional assesses the property’s condition and predicts future maintenance needs.
2️⃣ Financial Planning: Costs for necessary repairs are forecasted.
3️⃣ Fund Allocation: Condo board then sets aside money to cover these future expenses.

Remember, a well-funded reserve protects your investment and means fewer surprises for you!

Let's dive into the condo cooling off period.

When you purchase a condo, you're granted a mandatory seven-day cooling off period after receiving the disclosure documents. During this time, you can cancel your purchase agreement without any penalties.

The cooling off period provides a crucial opportunity for peace of mind. Use this time to review all documents carefully, consult with legal or real estate professionals, finalize your financing, and investigate the builder's reputation and the property's condition. This is your chance to ensure everything is as it should be before you fully commit.

The seven-day cooling off period is your safeguard to making a well-informed decision about your condo purchase. Have questions or need advice on buying a condo? Leave a comment or contact me anytime!

When it comes to building your dream home, choosing the right builder is crucial. We partner with Dueck Builders in painting their new builds for multiple reasons:

1. To ensure healthy indoor air quality, they are careful to use products that contain fewer volatile organic compounds.

2. Dueck homes are on average 50% more energy efficient than comparable new homes.

3. To help ensure reduce carbon footprint, they use carbon reduced EcoPact concrete in their builds and install cold climate air source heat pumps.

4. Every home they build is completely custom and sustainable.

We are big champions of family-owned businesses with a focus on sustainability!

A condo or a house, which would suit you better?

When making your decision, you have to take into account your lifestyle, budget, and preferences. Here's a quick breakdown to help you choose:

Condos are convenient & low maintenance.
•Pros - less upkeep, access to amenities, often more affordable.
•Cons - monthly fees, less privacy, limited outdoor space.
•Ideal for first-time buyers, downsizers, or those seeking a low maintenance lifestyle.

Detached homes offer space & flexibility.
•Pros - more living space, greater privacy, freedom to customize.

Maintaining proper grading and water management around your home not only prevents water damage, it reduces soil erosion around the foundation and can save your basement from flooding during heavy rains or quick spring melts.

1️⃣ Make sure you have a minimum slop of 5% away from your home to keep water moving where it should.

2️⃣ Make sure all downspouts are 5 feet away from your foundation to prevent pooling.

3️⃣ Clean your gutters regularly to minimize overflowing.

4️⃣ Choose plants and grass that absorb water efficiently when landscaping to help reduce runoff.
