Whether you’re visiting an open house or walking through a showing with me, it’s easy to get distracted by the beautiful kitchen, fresh paint and great staging.

But while you’re deciding if you love the home, I’m also looking at the things that could potentially cost you money down the road.

🔍 OUTSIDE
☐ Age & condition of shingles
☐ Soffits & fascia
☐ Low-lying areas where water could pool against the foundation
☐ Foundation cracks
☐ Window condition
☐ Age & condition of the A/C

🔍 BASEMENT
☐ Water stains or signs of previous moisture along walls & baseboards
☐ Horizontal foundation cracks
☐ Musty, damp or mildew smells
☐ Electrical panel & visible wiring type
☐ Visible plumbing & potential concerns
☐ Age & condition of the furnace
☐ Age & condition of the hot water tank
