ICE DAM POTENTIAL

Do you have icicles hanging from your roof? Do you have water penetrating from the ceiling or from the tops of your walls? If so, you my be a victim of ice damming.

Ice damming is a problem in many homes. It occurs when the roof of a building becomes snow covered. Ice dams are most common at lower edges of roofs, but may also occur at party walls and chimneys. Ice damming is caused by heat escaping from the house, and melting the snow on the upper parts of the roof.
If the roof deck is warmed from the inside to a point where the snow on top melts, that melted snow then flows down the lower edge of the roof deck. Ice dams form when the water reaches a point where the roof deck is below freezing. This causes the melted snow to re-freeze at the eaves where there is no heat loss from the house. More melted snow continues down the roof and freezes at about the same point. Overtime this condition can lead to several problems.
Ice damming allows leakage through the roof into the soffit, fascia and wall systems.
Ice damming can cause discolouration of the siding starting at the soffit and running down the wall.
Often homeowners damage the roofing materials with axes, hatchets and shovel along the lower edge of the roof when attempting to remove built up ice.

PRO TIPS to COMBAT ICE DAMMING:

1. Upgrade the insulation and ventilation in attic. Keep the attic as cold as possible. Good soffit venting is essential.
2. Adding eave protection or ice barrier mitigates damage that results from the backing up of water due to ice damming.
3. Install electric heating cables that run along the lower part of the roof. These cables are only effective if they are turned on before the snow accumulates.
4. Adding a drip edge flashing will direct water coming off the roof into a gutter or onto the ground.
