Bank of Canada holds the policy rate at 2.25% today.

With bond markets moving sharply this week, variable rates have become an attractive option again — in many cases even lower than fixed rates right now.

📊 Key Economic Highlights:
• GDP grew 2.6% in Q3
• Unemployment rate improved to 6.5%
• CPI inflation eased to 2.2%
• Core inflation remains in the 2.5–3% range

The Bank noted ongoing global uncertainty and says they are ready to respond if their outlook on inflation, jobs, or growth changes.

🏡 What about home prices?
When rates climbed from 0.25% to 5.00%, home prices in Canada fell about 25%.
But after rates dropped from 5.00% to 2.25%, prices have only slipped 1.4%.
➡️ Meaning: Rate cuts aren’t automatically pushing prices up—yet.

최근 채권 시장이 크게 흔들리면서 변동금리(variable rate) 가 다시 매력적인 선택지가 되고 있어요.
지금은 고정금리보다 변동금리가 더 낮은 경우도 많아요!

💼 실업률 6.5%
📈 GDP 성장 2.6%

경제 지표가 안정되는 흐름이지만, 글로벌 상황이 여전히 불확실해서 BoC는 “필요하면 대응할 준비가 되어 있다”고 밝혔어요.

🏡 집값은 어떻게 됐을까?
금리가 0.25% → 5.00%로 올랐던 시기엔 전국 집값이 25% 하락했지만,
5.00% → 2.25%로 내려온 지금은 집값이 약 1.4%만 소폭 하락했어요.
➡️ 즉, 금리 인하가 곧바로 집값 상승으로 이어지지는 않는 모습.

겨울철 집관리***

아직은 따뜻? 한 위니펙. 11월 중순이지만 낮에는 영상의 온도를 유지하고있지요. 그래서 대부분의 사람들이 안심 아닌 안심을 하고계시지만 위니펙의 겨울을 꼭 온다는걸 잊으시면 안됩니다. ㅎㅎ
완전한 겨울이 오기전!! 원래는 가을막바지에 해야하는 일들이지만. 지금이라도 하셨으면 하는 마음에 겨울철 집관리에 대해서 알려드립니다. ^^

우선
1. 에어컨 실외기
왼만하면 Cover 를 사서 씌워서 겨울동안 보관을 하시는게 좋습니다. Home Depot 이나 RONA 등등 에서 구매하실 수도 있고 아마존에서 구매를 하실 수도 있습니다.. 구매전에는 우리집 실외기의 싸이즈는 꼭 재시고 크기에 맞는 COVER 를 구입하세요.

2. 외부 수도꼭지 관리
겨울에는 외부로 나가는 수도를 꺼주시고 밖으로 나와있는 수도의 물을 빼주셔야 동파를 막을 수 있습니다.

3. Furnace (난방)
대부분의 집주인들이 여름에도 그렇지만 겨울에도 난방시스템을 켰다가 껐다가 메뉴얼로 하시는 분들이 간혹 계십니다. 만약 그렇게 하시다가 깜!빡! 하시고 장기 외출시 난방 키는걸 까먹는다면 집안에 수도관들의 동파가 되고맙니다.
그러지마시고 겨울철 집안 실내온도는 왠만하면 메로리가 되는 Thermostat 이라면 시간대 별로 온도를 맞춰놓고 생활 하시는게 큰을 예방에 도움이 됩니다.

4. 거터 청소
봄과 가을에 Gutter에 낙엽이 쌓여서 막히게 되면 비나 눈이 올 때, Drain이 원활하게 되지 않게 되고 지붕 위에 Ice Dam을 만들게 되는 원인이 됩니다. Ice Dam이 생기게 되면 물이 지붕을 타고 올라가서 에틱으로 들어가게 되고 지붕 안쪽에 습기가 생기게 됩니다. 그리고 이것은 다시 천정이나 벽 쪽으로 습기가 내려와서 Damage를 내게 됩니다.

기타 등등
눈이 많이 온 날에는 집 외벽에 둘려쌓여있는 눈을 치워주시고 종종 얼을이 보인다면 그 얼음도 제거해 주세요. 보통 지하실에 설치되어있는 Furnace 환기 통 External Vent가 집 외벽으로 나와있는데 그곳이 막히면 환기가 되지않아서 furnace 고장은 물론 지하실에 water damage 가 일어 날 수도 있기 때문 입니다.

지금이라도 늦지 않았습니다.

Winter Home Management

Before the full winter arrives!! Tasks that are usually done in late autumn should ideally be completed now. Even if it's a bit late, I want to share some tips on winter home management. ^^

Firstly,
1. Air Conditioner Outdoor Unit
It's advisable to cover it with a purchased cover to protect it during the winter. You can buy these covers at Home Depot, RONA, or online on Amazon. Before purchasing, make sure to measure the size of your outdoor unit and buy a cover that fits.

2. External Faucet Management
In winter, make sure to turn off the external water supply and drain the water from any exposed outdoor faucets to prevent freezing.

3. Furnace
Many homeowners, both in summer and winter, occasionally turn the heating system on and off manually. If you happen to forget to turn on the heating during a long absence, it could lead to frozen pipes. Instead, set the indoor temperature using a programmable thermostat to avoid any issues.

4. Gutter Cleaning
If leaves accumulate in the gutter during spring and fall, it can cause blockages. This can lead to drainage issues when it rains or snows, potentially creating ice dams on the roof. Ice dams can cause water to seep into the attic, leading to moisture issues. Clean the gutters regularly to prevent this.

Other tips include clearing snow piled against the exterior walls of your house on snowy days and removing any ice if it forms. If you notice any ice buildup, particularly around the external vent of the furnace located in the basement, clear it promptly to ensure proper ventilation and prevent water damage.

It's not too late to start preparing for the upcoming winter. Stay well-prepared and enjoy a warm winter!
