I wasn’t expecting to see it.

I was just driving by when something caught my attention.
A For Sale sign. At a house I knew very well.

A house whose owners had once met with me and asked, “What do you think our home is worth?”

They weren’t planning to sell. Not then. That was very clear. They simply wanted professional advice for whenever that day came.

So I did what I always do.

We talked about the home. Repairs. Improvements. Marketing. What was worth investing in—and what wasn’t.

Eventually, we talked about price.

I prepared a CMA and walked them through the numbers. The comparable sales. The current market. The condition of the property. What buyers would realistically pay.

They had a way higher number in mind.

We talked about it. There were no hard feelings. Just two different perspectives. We agreed to revisit this when they're ready to list.

Days after the meeting, I drove past their house.

A sign was up. It wasn't mine.

I looked at the listing. The asking price was significantly higher than the value I had presented. As I went through the photos, I noticed something else. Many of the preparation ideas we had talked about were there, too.

I had a moment.

Not because they chose another Realtor®.

That’s business. People have every right to choose who they feel is right for them.

What stayed with me was something much bigger.

Sometimes, the most valuable thing a Realtor® can give a client isn’t the number they want to hear. It’s the number they need to understand.

I could have agreed with their price. I could have told them their home was worth $800K if that was the number they wanted to hear.

But that wouldn’t be doing my job.

If the market is saying $700K, I’m going to explain why I believe that—even if $800K sounds much better.

My job isn’t to win a listing by promising the highest possible price. My job is to help my clients make informed decisions and position their home to actually sell. There’s a big difference between “I can list your home for that.” vs. “Here’s what I believe will get your home sold.”

I know which conversation I want to have with my clients.

Even when it’s not the easiest one. Especially then.
