Trying something a little different this month.

Normally I’d post the monthly market stats as a bunch of charts, graphs, and spreadsheets. They’re important, but let’s be honest… most people aren’t sitting around excited to read market reports.

So this month, instead of posting a bunch of numbers on a graphic, I figured I’d just talk about them and explain what’s actually happening in the market.

Now the real question is: what’s easier—reading a spreadsheet or listening to me talk for a couple of minutes?

I’m honoured to be recognized as a Top Achiever and to be ranked among the top 25 out of more than 160 agents.

While I’m grateful for the recognition, I’m even more grateful for the clients who have trusted me to help guide them through such an important chapter of their lives.

Many of you have become much more than clients. The relationships that continue long after possession day, the conversations, the updates, and the referrals to friends and family are things I never take for granted.

The fact that so much of my business comes from past clients and referrals is something I’m incredibly thankful for.

Thank you to everyone who has supported me, referred me, and allowed me to be part of your journey. It truly means a lot.🙏

How I decide what I’m doing each day:

Step 1: lay out the options
Step 2: let spin-the-bottle take over
Step 3: ignore the result if I don’t like it 😅

Today it landed on real estate… which is probably fair, since that’s where most of my time actually goes.

Don’t worry—my clients don’t get decisions made like this. They get the version with actual thought, strategy, and effort.

May in Winnipeg means one thing… winter finally gave up and now it’s time to find out what it broke on the way out.

Here’s your simple May home maintenance checklist so your house doesn’t surprise you later this summer 👇

* Clean and inspect eavestroughs and downspouts after spring melt
* Check grading around the foundation to make sure water drains away from the home
* Turn on exterior water taps and check for leaks from winter damage
* Inspect air conditioner and replace furnace filter
* Clean window screens and wash exterior windows
* Inspect roof and shingles for winter damage
* Check caulking around windows and doors
* Test sump pump operation before heavy spring rains
* Aerate and fertilize lawn if needed
* Reseed bare patches in grass
* Trim trees and shrubs away from siding and roofline
* Inspect deck, fence, and stairs for loose boards or winter wear
* Power wash siding, deck, and driveway if needed
* Check for signs of pests around foundation and garage
* Clean out garage and remove winter salt buildup
* Inspect smoke detectors and carbon monoxide detectors
* Reverse ceiling fans to summer mode
* Clean BBQ and propane connections before summer use
* Check exterior lights and replace burnt bulbs
* Open and inspect sprinkler systems if applicable

A little maintenance now saves a lot of “why is this happening in July” later 😅

If you’re not sure where to start, just pick 3–4 things and chip away at it over a couple weekends — no need to turn it into a full-time job.

More than anything, I’m thankful for my amazing clients and my family. To my clients, thank you for the trust, support, and referrals. Being part of such important moments in your lives is something I never take lightly.

April 2026 Market Update is here! 🏠📈
The numbers are in, and the real estate market continues to show incredible resilience. While we are seeing a slight dip in the total number of sales compared to last year’s record highs, property values are still climbing across almost every category.

📊 Slide 1: Total Market – Average prices are up 7.04% YOY, fueled by a 2.19% drop in total inventory. It’s a classic low-supply, high-demand environment.
🏡 Slide 2: Detached Homes – We are officially knocking on the door of the $500k milestone! With a 10% drop in active listings, detached homes remain the most competitive segment for buyers.
🏙️ Slide 3: Condominiums – This is where the opportunity is. We saw a massive 13.73% jump in active listings this month, giving buyers much-needed selection and leverage.
🏘️ Slide 4: Attached Homes – The inventory leader! Side-by-side and attached housing saw a 20.8% increase in available homes, making this a vital middle-ground for the market.
The Bottom Line: Inventory is shifting differently in every segment. If you’re looking to sell, your home value has likely never been higher. If you’re looking to buy, the condo and attached segments are opening up some great doors.
