🏡 The house didn’t sell on offer night. Now what?

In Winnipeg, we’re used to seeing homes listed with an offer date. But when that date comes and goes and the house is still available, what does that actually tell us?

Really, only one thing. The house didn’t sell.

Maybe there were no offers. Maybe the seller received an offer but wasn’t happy with the price, terms or conditions. Or maybe buyers had concerns about the home itself.

But here’s something worth remembering.

Just because a home didn’t sell on offer night doesn’t mean the seller is suddenly willing to accept a much lower price.

Could there be an opportunity? Absolutely. But don’t assume there’s a bargain waiting.

The important thing is asking the right questions and understanding whether that home could still be a good fit for you.

Sometimes a home that’s been overlooked is worth another look.

🔑 Got the keys to your new home? Congratulations! 🏡

Before you start unloading the moving truck, take some time to walk through your new home.

Check the appliances, run the taps, flush the toilets, test the heating and cooling systems, and make sure everything is as expected.

It’s something I make a point of doing with my buyers on possession day. Getting the keys is exciting, but making sure everything is in order is just as important.

I’m probably never going to be the suit-and-tie Realtor.

And that’s intentional.

I spent over 16 years working in home renovations before getting into real estate. I’ve always been more comfortable rolling up my sleeves than dressing up in a suit, and that hasn’t changed.

What has changed is how I put that experience to work.

Today, it helps me look at homes from a different perspective and give my clients a better understanding of what they’re buying or selling — the good, the bad, and the things worth taking a closer look at.

I take my work seriously. I just don’t think I need a suit and tie to prove it.

That’s just how I do business.

A home can make a great first impression — fresh paint, beautiful finishes, great photos.

But when you’re buying, you need to look beyond what catches your eye.

An older furnace, an aging roof or a crack somewhere doesn’t automatically make it a bad house. What matters is understanding what you’re looking at, what it could mean, and what you’re actually buying.

That’s a big part of how I work with my buyers. With years of home renovation experience behind me, I tend to look at homes a little differently.

Spring usually brings more buyers, but it can also bring more homes competing for their attention.

Fall may have fewer buyers, but there can also be less competition from other sellers.

The truth is, there isn’t one perfect season that works for everyone.

Your home, your finances, your plans and your timeline all matter.

The best time to buy or sell? When you’re ready.

Applying a fall fertilizer can help strengthen the roots and give your lawn nutrients heading into winter.

Use a spreader for even coverage, follow the application rate on the bag, and check whether your fertilizer needs to be watered in afterward.
