BUYING A HOUSE is possibly the biggest financial commitment you'll ever make.

So, how do you time the housing market?

The short answer is, you can't predict market conditions. Waiting for interest rates to fall or house prices to drop means you might be waiting for a while and actually miss out on great deals.

But, there are some times when you may have a better chance of grabbing a bargain:

1️⃣Summer months. With more people away on holiday during the summer months, this can reduce competition for properties. Less competition may mean an offer is more likely to be accepted, and there is less chance of a bidding war.

2️⃣Christmas holidays. Look for properties that come to market just before the holiday season and over it. With many people wanting to wait until after Christmas, this can be a great way to get ahead of the game.

3️⃣Anytime of the year when you know how to buy savvy.
There is never a "best" time to buy property. The best time is when you are ready and part of being ready is being educated.

Do This Instead👇

1️⃣ Instead of using your debit card...

ALWAYS use your credit card & pay it in full before the statement closes.

It shows the lenders you're able to borrow the money & pay it back on time.

2️⃣ If you need a new car, WAIT until after you buy a house.

It will throw off your debt-to-income ratio & credit score if you finance or lease a new car.

3️⃣ Get any cash you have into a high-yield savings account or FHSA

4️⃣ Do NOT borrow money

If you're getting a gift, it will need to be documented as a gift (not a loan) & lenders will need to see a copy of the gift check or bank statement showing proof of transfer.

5️⃣ And finally, lenders will need your T4s for the last two years.

Here are the costs to budget for when buying a home!

1️⃣ Down payment: you can buy a house with a minimum of 5% of the purchase price or 20% if you want to avoid paying mortgage insurance.

2️⃣ Deposit: typically 2% of the purchase price and is part of your down payment.

3️⃣ Home Inspection: the cost is based on sqft. Budget for $500- $600

4️⃣ Appraisal: around $450 and could be paid by the lender, added to your mortgage, or paid at the closing.

5️⃣ Closing costs: 2-4% of the purchase price. Includes land transfer tax, lawyers fees, title insurance, and adjustments. Paid before the possession.

6️⃣ Moving costs: get a quote from several different movers before you decide which one to choose. Make sure to ask for the details, such as the packaging included and what happens if there's a delay.

7️⃣ Appliances: be prepared that some homes do not come with the appliances.

A TAX BREAK FOR ALL CANADIANS 💰

From December 14, 2024 to February 15, 2025 the goods and services tax (GST) will be removed from a range of everyday items, including children's clothing, shoes, toys, diapers, restaurant meals, beer and wine, Christmas trees, snack foods, beverages, and even video game consoles.

The initiative, along with $250 cheques for eligible Canadians in the spring, is estimated to cost the government $6.3 billion.
