Winnipeg's housing market is still moving at a healthy pace, even though sales haven't quite matched last year's record-breaking numbers. In May, 1,707 homes sold across the region, slightly above the five-year average and the first month this year to surpass that benchmark.

The national market hit the brakes. Winnipeg kept moving forward. While Canada's overall home price declined 2% year-over-year, Winnipeg home prices rose 3.1%, continuing to outperform many major markets across the country.

Home prices continue to climb locally. Detached homes reached an average sale price of $477,313 in May, the highest May average on record. Condo sales also increased compared to last year, showing continued demand for more affordable housing options. While the market isn't as frenzied as it was during some of the pandemic-era years, Winnipeg remains a seller's market overall, with strong demand and home values continuing to rise.

What this means for everyday Winnipeggers:

• Homes are still selling steadily.
• Prices continue to rise, especially for detached homes.
• Buyers have a few more listings to choose from than earlier this year.
• Well-priced homes in desirable areas are still attracting strong interest.
• Winnipeg remains one of Canada's more affordable major housing markets, even as prices reach new highs.
