I hope this finds you in good health and looking forward to warmer weather.

As many of you know, I have worked closely with my mother Leona Giesbrecht, throughout my real estate career. As Leona's health has put increasing demands on my time, I have made the decision to take a leave of absence from real estate to be more involved in her care while she needs me the most.

Coldwell Banker Preferred Real Estate has been a great support in providing me a position that allows the time to be there while I can, until I am ready to return in a sales capacity.

In the interim, Andrea McDonald has stepped in to take care of my clients. Andrea has been a licensed REALTOR®, and sales leader for over 6 years, and provides exceptional client service. In addition, she holds her SRES® (Senior Real Estate Specialist) designation to better assist customers while right-sizing for changes in their lives.

I wanted to give you an update on both the Residential and Condominium sales for November 2021. I know we are now in 2022 and by the way "Happy New Year" everyone. November set another record with 1,244 sales, an increase of 4% over November 2020. Listings are only down 1% from last November and 2.9% from the previous 5-year average. November remained stubbornly low at 2,252 listings which in directly resulted the above normal sales this year. I will update you on the year end sales when I receive an update for December. Happy Thanksgiving to all me American friends and family. We have a lot to be Thankful today as we celebrate Thanksgiving. Welcome to the October 2021 Residential Update. Residential sales remain very active this past month. This due to the rise in the conversion of listings entered on the MLS® to sales of 78% compared to 65% in 2020 and 52% in 2019 for the first 10 months. October 2021's even higher conversion rate of 85% propelled sales to 1,508, only 5% down from October 2020 and a 25% increase over the last 5 years. The one sign that is encouraging is more property owners are starting to list their home on the market and take advantage of the continuing brisk demand carrying into the forth quarter of 2021. So if you are planning to sell this would be a great time to do so as there are still many buyers looking to buy in many areas of the city.
