🍁 As the days get shorter, it’s time to start prepping your home for winter. Here are a few items to keep your home safe, warm, and to ensure no damage occurs over our coldest months. Are there any other things you like to do to get your home ready? Comment below!

1. Examine the roof
Get out your ladder and inspect up there, or rather, hire a professional to check for any shingles that have blown off or are curling. If you are a few years shy from repair, have you started to budget for a new one?

2. Clean out the gutters
Cleaning out the eaves is one of the simplest and most inexpensive ways to stop moisture from getting into your home, guiding it away from your foundation. Ensure there are no leaks and water flows where it is supposed to. Or, get gutter guards installed.

3. Shut off drain and outdoor faucets
Turn off all exterior faucets and drain water from outdoor pipes, valves, and sprinkler heads to prevent pipes from bursting. You may wish to consider frost-proof faucets.

4. Seal windows and doors
Reduce energy costs this winter by sealing the gaps in your windows and doors. Any gap more than a nickel should have caulking applied. Weather stripping may also be required.

5. Replace furnace filter
Replace the filter monthly to ensure efficiency and keep dust particles from penetrating the clean, heated air. Test for carbon monoxide and it is recommended to invest in a detector to monitor your home. It is undetected by smell, and can be deadly. A monitor is worth the cost.

6. Check your insulation
Proper insulation is an essential step to staying cozy this season. The higher the R-value, the greater the performance of your insulation. Check MB Hydro for any insulation rebates.

7. Check your smoke alarm battery
Test smoke alarms monthly and check expiry dates. Keep batteries fresh & it is a good idea to have an extinguisher on each floor, along with a family fire escape plan.

August 2025 saw All MLS® sales of 1,402​ ​down 5% from August 2024 and down 3% from the 5-year average. Active MLS® listings of 3,624 were down 10% and total MLS® dollar volume of over $561 million up 3% from August 2024. Residential detached MLS® sales of 970 were down 5% while the average price of $450,596 was up 8% when compared to August 2024. Condominium MLS® sales of 204 were down 3% and the average price of $280,143 was up 4% from August 2024.

Sellers: Low supply is driving multiple offers and over-asking sales. That said, sales ARE down our 5-year average!
