Did you know AI voice agents are already transforming businesses?

Our AI voice agent has completely replaced the receptionist and sales assistant roles in our property management company - and it’s not just answering calls. It intelligently distinguishes if the caller is a tenant, an owner, or a prospective investor, then books appointments in our calendars automatically. Both the client and I get instant notifications.

This level of automation saves hours daily and ensures every caller gets a personalized, seamless experience without human intervention.

We’re continuously advancing the system because we recently found an even better voice agent that will raise the bar even higher for our Technology Company clients.

Have you interacted with an AI voice agent yet? What was your experience? Let me know how you think ours compares.

What's the most important thing when designing an AI employee? Treat them no different than a human employee:
Teach them and then document.

Do you agree? Comment "Jarvis" and I'll send you my blueprint.

Most people use AI like a search engine - a quick lookup here, some research there.

But the magic happens when AI knows you, your history, your style. Then your emails don’t sound robotic or weird - they sound like you.
Take the time to teach your AI about you, and watch how your communication changes.

Have you built that relationship with your AI yet?

Want to run your business like a well-oiled machine? Here’s a bonus tip you can't afford to ignore:

BECOME A CHECKLIST PERSON.

In our property management company, the checklist is the heartbeat of every process. From advertising a property to screening applicants, coordinating move-ins, taking meter readings, and even booking elevators - every step needs to be tracked and executed consistently. Without this, even simple tasks can become overwhelming or fall through the cracks.

If you haven’t embraced checklists yet, start today. They clarify everything for you, your staff and are essential to help you scale.

What’s one process in your business that a checklist could simplify? Let me know in the comments.

When Bruce came on my podcast, he broke down how two words - “It’s time” and said that was the single biggest thing that elevated him above other announcers.

My takeaway: It’s not “Who you know” but rather “Who knows you”

Do you have an established process when evaluating a rental property?

If not, you should! In last week's Cashflow Clinic, I picked a random property, live on the MLS that was a perfect BRRRR (Buy, Renovate, Rent, Refinance, Repeat) but using my method, you're able to determine if a property is a good candidate BEFORE you attend a showing.

This prevents you from making an emotional decision when in the actual property.

Join me live on Zoom (7pm CST every Wednesday). If you haven't already registered for it, just leave the word "CASHFLOW" in the comments and I'll send you a link (100% free).

The next wave of Millionaires will be those in the trades.

Blue Collar vs. White Collar...Once upon a time, the white collar path - lawyers, doctors, suits and ties, was seen as the pinnacle of success. But today?

The blue collar builders, tradespeople, and hands-on hustlers are out-earning the suits. And with AI firmly in our midst, with all of those data centers needing to be built, it's a great time to convince your kids to become an electrician.

Do you agree?

Then vs. Now: The Office Edition

My first office was in a C-class neighborhood with boarded-up windows and duct tape holding things together - literally and figuratively.

We didn’t have much, but we made it work. An old desk drawer to store our property keys. A door laid sideways on some seahorses for our boardroom table.

Every problem became a lesson where we put systems in place to stop the leaks. Wins were few and far between. And somehow, we just kept showing up.

Today, things look a little different. A proper office. A boardroom. Glass windows.
But what I’m most grateful for is the people who stuck with me through all of it - team, family, mentors, friends.

You know who you are. I didn’t get here alone. 🙏

If you’re in the middle of your “before” picture… keep going. You’ll be amazed what it turns into.

Just got out of the dentist’s chair, and it hit me. 's book "Millionaire vs Billionaire Thinking" nailed it.

If you’re trading time for money, no matter your income, you’re basically running a dentist’s office. When you don’t see patients, you don’t get paid.

The billionaire mindset J.T. shares is about building recurring revenue and systems that work without you. SIMPLIFY.

It’s the difference between working in your business and on your business.

Are you still trading hours for dollars, or are you building a business that earns while you sleep? Share your thoughts below.

Have you ever ignored a call and regretted it?
In property management, silence doesn’t mean peace. Landlords want to feel heard-even if it’s just to confirm rent came in. Ignoring that call sends the wrong message.

I always start with an apology, not for a massive failure, but because trust is built with these small interactions. Even if it means answering multiple calls or spending extra time, sincerity is everything.

What’s your take: Does answering quickly build trust, or is action more powerful? Drop your thoughts!

The A-Players on your team will leave you in three years. It’s not a question of if - it’s when.

After 30 years scaling multiple businesses and leading diverse teams, I’ve seen the same pattern repeat - talented individuals join, mirror your business model, then either leave or become competitors armed with everything you taught them. Here’s what you need to know:

⏩ Dependence on superstars creates risk. When your growth relies on one or two key players mirroring your every move, your business is vulnerable.
⏩ True scaling demands separation. You can’t just clone yourself and expect exponential growth.
⏩ Systems and culture have to outlast any individual.
Retention is strategy, not "hope for the best."
⏩ Invest in your people’s growth inside your company with clear trajectories and exclusive opportunities.
⏩ Protect your intellectual capital. Formalize processes, non-compete contracts where legal, and continually innovate so what you offer can’t be easily replicated.

If you’re building a business where your star players hold all the cards, you’re planting the seeds of future competition. I’m here to help you shift that paradigm.

What systems have you put in place to protect your business beyond your team?
