When are permits required for renovations ?
We are getting into renovation season on homes, people looking to sell might want to improve the place they are selling and buyers may want to start making their new place even newer.
Just a quick reminder/primer on what type of work can be done without a permit and what work needs a permit. If work was done on a house, then generally that will lead to questions I would imagine.
Have a great weekend.
When do you need a permit?
Building something associated with housing in the city of Winnipeg or any other municipality should give you pause to think. The below is not an exhaustive list of permit-worthy issues versus non permit worthy projects but it will generally point you and your clients in the right direction. I imagine most other municipalities are similar.
Projects that require a permit: Any new build or additions to the main building, and most serious renovations, finishing a basement, Hot Tubs, spas and pools, garages and carports, any large accessory buildings (+10 sq/m), any electrical or plumbing projects and any deck higher than 2 feet.
No permits are needed for low decks, small accessory buildings, replacing windows or doors (if they are the same size), fences for stand alone houses or duplexes, patching, painting, and decorating and cabinets and shelves.
As a start, if there is a home that looks like there has been work done recently, the above categories can be matched with a simple permit search https://ppdportal.winnipeg.ca/Permits/PropertyPermitSearch/Start.jsp
