😬 Just yesterday, I showed a home — and a sticker on the hot water tank said it was a rental. 🏷️

I groaned. 🙄

Then I told my client, “Hey, this hot water tank is rented. Looks like it’s $60 a month.” 💸

My buyer looked at me, absolutely bewildered: “Do I have to pay that?” 😳

“Well... the listing states they want you to take over that contract. Looks like you’re going to be paying $60/month for the next 5 years.” 📉

Needless to say, my buyer was not impressed. 😤

🏡 Sellers — if you’ve decided to rent an appliance, you’ve got two options:

1️⃣ Have the buyer take over the contract 📝 (I’ve never met a buyer who is happy about that 🙅‍♀️)

2️⃣ Buy out the contract so the purchaser owns that appliance free and clear ✅

⚠️ Here’s the catch: Buyouts for these are always astronomically high 💰 — you’ll often pay 2 to 4 times more than the appliance was worth in the first place. 🤯

There’s a time and a place for everything, but I do not love rented appliances — whether you’re a homeowner, a buyer, or a seller. 💯
