But a few things about buying in Berlin still catch international buyers off guard 👇

🔑 The stress starts after you sign. Getting the keys can take anywhere from two weeks to three months, depending on the city district and the building’s management company.

🏦 Your borrowing figure isn’t final. German banks look closely at both the property and your finances once you’ve found a specific apartment. Trial periods, residency and tax status all matter.

⚖️ The Notar is there for you too. They’re neutral, and you’re paying for them. Ask your questions before the appointment, not during it.

⏳ Finance is the #1 reason buyers miss out. Get it as clear as possible before you start viewing seriously.

Our honest advice? Don’t wait for the perfect moment. By the time it feels perfect, the apartment you wanted will be gone.
