💶 AND WHAT IS THE DIFFERENCE IN BUYING COSTS?

This is one of the biggest decisions you'll make when buying property in Spain.

Do you buy:

🏗️ A brand-new property?

OR

🏡 An existing resale property?

There isn't a right or wrong answer.

Both can be excellent choices.

But they offer very different advantages — AND the purchase costs can be very different.

Let's look at both.

🏗️ NEW BUILD — THE BENEFITS

There is something very appealing about buying a brand-new property.

You walk into a home that has never been lived in.

Everything is fresh.

✨ New kitchen

✨ New bathrooms

✨ New appliances

✨ Modern finishes

✨ Modern insulation

✨ New windows

✨ Contemporary design

And often:

🏊 Communal swimming pools

🌴 Landscaped gardens

🏋️ Gym

🧘 Wellness areas

🚗 Underground parking

🔐 Security

🌊 Sea views

🌴 Large terraces

Depending on the development, you may also benefit from modern energy-efficiency standards and newer building systems.

💶 WHY BUYERS LIKE NEW BUILD

One of the biggest advantages is predictability.

You generally know what you're buying from the specification and developer information.

You aren't walking into a 20-year-old apartment wondering:

“When was the roof last repaired?”

“When was the plumbing replaced?”

“How old is the air-conditioning?”

“Will I need to renovate the kitchen?”

With a new property, those immediate renovation questions are generally much less of a concern.

🛠️ LESS IMMEDIATE MAINTENANCE

A new property should generally mean fewer immediate maintenance issues associated with age and wear.

That can be particularly attractive to international buyers who aren't living in Spain permanently.

You can lock up and leave without worrying about an older property requiring constant renovation.

🔋 MODERN ENERGY EFFICIENCY

Newer developments are designed around current building requirements.

This can mean better insulation, newer windows and more efficient systems compared with some older properties.

That's becoming increasingly important to buyers.

📈 POTENTIAL FOR CAPITAL GROWTH

A new development in an area undergoing investment can potentially benefit from improving infrastructure and demand.

But remember:

NEW BUILD DOES NOT AUTOMATICALLY MEAN A BETTER INVESTMENT.

Location, price, supply, demand and the quality of the development still matter.

Don't buy something simply because it's new.

Buy it because the location and numbers make sense.

🏡 NOW LET'S LOOK AT RESALE

A resale property is an existing property that has previously been owned.

And there are some BIG advantages.

👀 WHAT YOU SEE IS WHAT YOU GET

This is one of my favourite things about resale property.

You can physically walk into the property.

You can see:

🌊 The actual view

☀️ The actual orientation

🏡 The actual condition

📍 The actual location

🚗 The actual parking

🌴 The actual surroundings

👥 The actual community

With off-plan, you're buying partly from plans, specifications and expectations.

With resale:

YOU CAN SEE IT.

📍 ESTABLISHED LOCATIONS

Many resale properties are located in established communities and neighbourhoods.

You may already have:

🍽️ Restaurants

🛒 Supermarkets

🏥 Healthcare

🏫 Schools

🏖️ Beaches

🚗 Established roads

⛳ Golf

And you don't have to wait for the surrounding area to develop.

💶 POTENTIALLY MORE NEGOTIATION

A resale purchase can sometimes offer more scope for negotiation.

The seller may be moving.

They may have owned the property for many years.

They may want a quick sale.

Or perhaps the property needs updating.

That doesn't mean every resale is a bargain.

But there can be opportunities that don't exist with a fixed-price new development.

🏠 MORE CHARACTER

Resale properties can offer:

🌳 Mature gardens

🌴 Established trees

🏡 Traditional architecture

🔥 Fireplaces

🪟 Character features

🌊 Established views

And in some cases, much larger plots than modern developments.

🔨 RENOVATION POTENTIAL

A resale property may give you the opportunity to add value through renovation.

Perhaps you find:

🍳 A dated kitchen

🛁 Older bathrooms

🌴 An unattractive garden

🎨 Tired decoration

And you have the vision to transform it.

For the right buyer, that can be an opportunity rather than a problem.

But remember:

RENOVATION NEEDS A BUDGET.

And preferably a contingency budget too.

💰 NOW LET'S TALK ABOUT BUYING COSTS

THIS IS WHERE NEW BUILD AND RESALE CAN BE VERY DIFFERENT.

If you're buying in Andalucía, you need to understand the tax structure BEFORE deciding which type of property represents better value.

🏡 RESALE PROPERTY

For a typical resale property in Andalucía, the main purchase tax is:

ITP — Impuesto sobre Transmisiones Patrimoniales

The general ITP rate is currently 7%.

So, as a simple illustration:

🏠 Purchase price: €500,000

🧾 ITP at 7%: €35,000

That gives:

€535,000

before adding other purchase costs such as legal fees, notary and Land Registry costs.

So if your TOTAL budget is €500,000, you shouldn't normally be looking at €500,000 resale properties.

You need to leave room for the purchase costs.

🏗️ NEW-BUILD PROPERTY

The tax structure is different.

For a qualifying new residential property, the buyer generally pays:

10% IVA / VAT

PLUS:

AJD — Stamp Duty

The general AJD rate in Andalucía is currently 1.2% for the relevant taxable deeds.

So, using a €500,000 example:

🏗️ Purchase price: €500,000

🧾 10% IVA: €50,000

📝 1.2% AJD: €6,000

Total:

€556,000

before other purchase costs such as legal fees, notary and Land Registry.

🚨 LOOK AT THAT DIFFERENCE

On a €500,000 property, using these simple examples:

🏡 RESALE

€500,000 + €35,000 ITP

= €535,000

🏗️ NEW BUILD

€500,000 + €50,000 IVA + €6,000 AJD

= €556,000

That's a difference of:

€21,000

BEFORE the other purchase-related costs.

And this is why comparing properties purely on their advertised price can be misleading.

€500,000 NEW BUILD ≠ €500,000 RESALE

when you're calculating the total amount of money required to complete the purchase.

⚠️ BUT THERE'S AN IMPORTANT CAVEAT

These are simplified examples.

The actual tax treatment depends on the individual property and circumstances, and there can be specific rules, exemptions, reductions or different taxable bases that need to be considered.

So don't calculate your purchase budget from a Facebook post alone.

Get the exact figures for the property you're buying.

🧮 THE REAL QUESTION IS:

If you have:

€500,000 TOTAL AVAILABLE

you need to ask:

How much of that €500,000 can actually go towards the property price?

Because you may need to reserve money for:

🧾 Purchase taxes

⚖️ Lawyer

✍️ Notary

📋 Land Registry

🏦 Mortgage-related costs where applicable

💱 Currency exchange

🔨 Renovation

🛋️ Furniture

💡 Initial running costs

And potentially other professional costs.

This means your actual property search budget may need to be considerably below €500,000.

🏗️ OTHER THINGS TO CONSIDER WITH NEW BUILD

Don't just look at the apartment.

Look at the DEVELOPMENT.

Ask:

🏊 How many pools?

🌴 How much landscaping?

🏋️ Is there a gym?

🔐 Is there security?

🚗 How much parking?

💶 What are the expected community fees?

🏗️ What else is being built around you?

📍 Is the surrounding infrastructure already established?

And:

WHO IS THE DEVELOPER?

Look at their track record.

Look at previous developments.

Look at quality.

Look at delivery history.

And have your independent lawyer review the documentation and contract.

🏡 AND WITH RESALE...

Don't be frightened by an older property.

Sometimes the property that looks the least impressive on the first viewing can have the greatest potential.

But you need to understand:

🔨 What needs doing?

💶 What will it cost?

📋 Are alterations legal?

🏊 Is the pool properly documented?

📐 Does the actual building match the paperwork?

🏠 Is everything registered correctly?

🏦 Can it be financed?

A €450,000 property requiring €100,000 of work isn't necessarily cheaper than a €500,000 property requiring very little work.

LOOK AT THE TOTAL COST.

⚖️ SO WHICH IS BETTER?

🏗️ NEW BUILD MAY SUIT YOU IF YOU WANT:

✨ Modern design

✨ Low immediate maintenance

✨ Energy efficiency

✨ New appliances and systems

✨ Modern communal facilities

✨ Contemporary lifestyle

✨ Less immediate renovation

🏡 RESALE MAY SUIT YOU IF YOU WANT:

🌳 Character

🌊 Established location

🏡 Mature gardens

💶 Potential negotiation

🔨 Renovation opportunity

📍 A property you can physically inspect

🌴 Potentially larger plots

And remember:

THE CHEAPER PURCHASE PRICE IS NOT NECESSARILY THE CHEAPER PURCHASE.

You need to compare:

PURCHASE PRICE + TAXES + FEES + RENOVATION + FUTURE COSTS

🤔 SO WHICH SHOULD YOU BUY?

If you want:

✨ Modern
✨ Low maintenance
✨ Contemporary design
✨ New facilities
✨ Energy efficiency

Then new build may suit you.

If you want:

🌳 Character
🌊 Established location
🏡 Mature gardens
💶 Potential negotiation
🔨 Renovation potential

Then resale may be better.

And if you're looking at:

🐴 Fincas

🌳 Rustic properties

🏡 Country homes

Large plots

Then the equation changes again — and the legal, planning, access and maintenance checks become even more important.

💡 MY ADVICE?

Don't decide:

“I ONLY WANT NEW BUILD.”

And don't decide:

“I ONLY WANT RESALE.”

Instead ask:

WHAT DO I ACTUALLY WANT FROM MY €500,000?

Do you want:

🏖️ Beach?

🌊 Sea views?

🏡 Space?

🌳 Land?

🔐 Low maintenance?

💰 Investment potential?

🏗️ Something brand new?

🏠 Character?

🔨 A renovation project?

Once I understand that, I can compare the options with you.

Because sometimes a buyer thinks they want a new build...

and then finds the perfect resale.

Sometimes they think they want a villa...

and discover an apartment gives them the lifestyle they really want.

And sometimes an older property with potential can be the best opportunity of all.

The best property isn't necessarily:

🏗️ The newest.

Or

🏡 The oldest.

It's the one that gives YOU the right combination of:

📍 Location

💶 Value

🏠 Property

🌴 Lifestyle

📈 Future potential

🧾 Total cost

And affordability.

🏠 APARTMENT, TOWNHOUSE, VILLA OR FINCA?

You have €500,000.

But what should you actually buy?

This is where property buying becomes much more interesting.

Because €500,000 can buy you a VERY different lifestyle depending on whether you choose an:

🏢 APARTMENT

🏘️ TOWNHOUSE

🏡 VILLA

🌳 FINCA / COUNTRY PROPERTY

There isn't one right answer.

The right property depends on how you want to live — and what you are prepared to maintain, manage and potentially compromise on.

Let's look at the options.

🏢 APARTMENT — LOCATION & LOW-MAINTENANCE LIVING

For many international buyers, an apartment is the easiest way to enjoy the Costa del Sol.

Your €500,000 might give you:

🌊 A sea view

🏖️ Walking distance to the beach

🏊 Communal swimming pools

🌴 Gardens

🏋️ Gym or other communal facilities

🍽️ Restaurants and amenities nearby

🔐 A lock-up-and-leave property

An apartment can be particularly attractive if you're planning to use the property as a holiday home or spend only part of the year in Spain.

You may also have communal maintenance, meaning you don't have to look after a private garden or pool yourself.

BUT — there are important things to check.

💶 COMMUNITY FEES

Don't assume community fees are always low.

Some developments, particularly those with extensive gardens, several swimming pools, gyms, security, lifts, underground parking and other facilities, can have SIGNIFICANT community charges.

Before buying, ask:

✔️ What are the current community fees?

✔️ Are there any extraordinary community charges?

✔️ Is major work planned?

✔️ What does the community fee actually include?

✔️ Are there any outstanding community debts?

And if you're buying as an investment...

🏖️ HOLIDAY LETTING

Don't assume that because an apartment is in a holiday destination, you can automatically rent it out for short-term holidays.

Rules around tourist accommodation can depend on the municipality, planning restrictions, the property's status and the community.

And Andalucía has been increasing controls over Viviendas de Uso Turístico (VUT), including restrictions in areas where tourist accommodation is limited.

So if holiday rental income is part of your plan:

CHECK BEFORE YOU BUY.

Don't buy first and discover afterwards that the rental use you expected isn't permitted.

🏘️ TOWNHOUSE — THE MIDDLE GROUND

A townhouse can offer an interesting compromise.

You may get:

🛏️ More bedrooms

🌴 Private terraces

🌿 A garden or patio

🚗 Private parking or garage

🏊 Access to communal facilities

🏡 More living space than an apartment

For families, a townhouse can offer a great balance between space and maintenance.

But again, investigate:

💶 Community fees

🏠 What is actually private?

📋 What alterations are permitted?

🏊 What communal facilities are included?

🏖️ Can the property legally be used for the purpose you intend?

📍 How far are you from the beach and amenities?

And don't forget that a townhouse can still have significant community costs depending on the development.

🏡 VILLA — SPACE, PRIVACY & YOUR OWN OUTDOOR LIFESTYLE

Now we're getting into a very different proposition.

Depending heavily on location, your €500,000 may potentially buy:

🛏️ 3 or more bedrooms

🏊 A private swimming pool

🌴 Private gardens

🚗 Garage or driveway

☀️ Large terraces

🌊 Potential sea views

🏡 More privacy

And potentially no large communal development to share facilities with.

For many buyers, this is the dream.

But owning a villa means taking on more responsibility.

You may need to budget for:

🏊 Pool maintenance

🌿 Garden maintenance

🔧 Repairs

🏠 Building maintenance

💧 Water

⚡ Electricity

🛡️ Security

And if the property is older, there may be significant maintenance or renovation costs.

So don't spend your entire €500,000 on the purchase price without considering what the property will cost you afterwards.

🌳 FINCA / COUNTRY PROPERTY — SPACE, LAND & A DIFFERENT WAY OF LIFE

And then there is the option I particularly love for buyers who want something different:

THE FINCA OR COUNTRY PROPERTY.

If you move inland, €500,000 can potentially buy a completely different type of property.

You might find:

🌳 Large plots

🐴 Equestrian facilities

🏊 Private pools

🌿 Olive trees

🍊 Fruit trees

🏡 Traditional cortijos

🛏️ Multiple bedrooms

🏠 Guest accommodation

🚗 Outbuildings

🌄 Mountain views

🌅 Complete privacy

For someone wanting horses, land, animals, gardening or simply peace and space, this can be an incredibly attractive option.

BUT...

There are some BIG differences between buying a rural property and buying a modern apartment on urban land.

🌳 RUSTIC LAND — DO YOUR HOMEWORK

You will often hear people say:

“You can build on a plot of rustic land.”

That statement is far too simplistic.

Andalucía has specific planning rules for rustic/non-urban land, and what can be built or authorised depends on the land classification, municipal planning, protected status and the particular circumstances of the property.

The current Andalusian legislation allows certain ordinary and extraordinary uses on rustic land, subject to the applicable planning rules and requirements.

The 2012 regulations also established a framework for dealing with EXISTING buildings on non-urban land and their different legal situations.

So if someone tells you:

“It's rustic land — you can just build another house.”

STOP.

Get the planning position checked.

And if you're buying an existing finca, establish:

📋 What is registered?

🏠 What is legally recognised?

📐 Does the physical property match the documentation?

🏛️ What is the planning status?

🌳 What is the land classification?

🏊 Are the pool and other buildings documented?

📑 Are there any planning issues?

🏦 Will a bank lend against it?

This is especially important if you're relying on a mortgage.

🔨 FINCAS CAN BE WONDERFUL — BUT THEY CAN BE WORK

Many traditional fincas and cortijos are older properties.

And that character is part of their charm.

But older country properties can also require ongoing maintenance and repairs.

You may be dealing with:

🏠 Roof maintenance

💧 Plumbing

⚡ Electrical systems

🧱 Damp

🪟 Windows and doors

🏊 Pool repairs

🌳 Land maintenance

🚜 Access roads

💦 Water systems

🛠️ Outbuildings and agricultural structures

And sometimes the property has been extended or altered over the years.

That doesn't make it a bad purchase.

It simply means you need to understand what you're buying.

🚗 AND THEN THERE'S ACCESS...

One thing many buyers don't think about until they visit a finca is:

How do I actually get there?

Some country properties are reached by a short, easy drive from a main road.

Others may involve a long rural track.

That can make a huge difference to your lifestyle.

Ask:

🚗 Is the access road public or private?

🛣️ Who maintains it?

🌧️ What happens after heavy rain?

🚙 Can normal cars access it easily?

🚑 Can emergency services access the property?

📋 Is there a legal right of way where required?

And if access involves a public road, there can also be specific authorisation requirements for direct access outside urban areas.

For some buyers, a remote finca is exactly what they want.

For others, that 20-minute drive down a rough track becomes a nightmare.

You need to know which buyer you are.

💡 SO WHICH ONE IS BEST?

There isn't a universal answer.

Let's imagine four different €500,000 buyers.

👩💼 BUYER 1 — THE LOCK-UP-AND-LEAVE

They live in the UK and want somewhere they can escape to for a few weeks or months a year.

They want:

🏖️ Beach

🍽️ Restaurants

🏊 Pool

🔐 Low maintenance

For them, an apartment could be perfect.

But they'll want to check the community fees and whether their intended use, including holiday letting if relevant, is permitted.

👨👩👧👦 BUYER 2 — THE FAMILY

They want:

🛏️ 3–4 bedrooms

🌴 Outdoor space

🏊 Pool

🚗 Parking

🏫 Good access to schools and amenities

A townhouse or villa might make more sense.

🌴 BUYER 3 — THE LIFESTYLE BUYER

They want:

🏡 Privacy

🏊 Their own pool

🌳 Gardens

🌊 Views

🍷 Entertaining space

A villa could be the obvious choice.

🐴 BUYER 4 — THE COUNTRY DREAM

They want:

🌳 Land

🐴 Horses

🏡 A country home

🌿 Privacy

🏊 Pool

🌄 Space

They may be prepared to move inland and look at a finca or country property.

The same €500,000.

FOUR COMPLETELY DIFFERENT LIFESTYLES.

And that's why I don't believe in simply asking:

“What can I buy for €500,000?”

The better question is:

“HOW DO I WANT TO LIVE?”

Once we answer that, we can start working backwards.

📍 Where should you live?

🏠 What type of property suits you?

💶 What should you actually spend on the property?

🧾 How much should you keep aside for purchase costs?

🏦 Do you need finance?

🌳 What legal considerations apply?

🚗 How much access and maintenance are you comfortable with?

And then...

WE FIND THE PROPERTY.

It's to help you understand your options.

Sometimes the best property for you isn't the one you originally thought you wanted.

You might start by saying:

“I want Marbella.”

And discover that a townhouse in Mijas gives you everything you actually wanted — for less money.

Or you might think:

“I want a villa.”

And realise that a penthouse near the beach gives you the lifestyle you really want without the maintenance.

Or perhaps you've always dreamed of a finca with land.

Then my job is to help you understand the opportunities AND the potential complications before you commit.

Because buying property in Spain isn't just about finding something beautiful.

It's about finding the right property for:

This is one of the questions I get asked all the time:

“Where can I get the most property for my €500,000?”

And the honest answer is:

It depends on what you mean by “most”.

Do you want:

🌊 Walking distance to the beach?

🏙️ A vibrant town with restaurants and shops?

🏡 A larger villa?

🏊 A private pool?

🌴 A sea view?

🌳 Land and privacy?

✈️ Easy access to Málaga airport?

⛳ Golf on your doorstep?

🐴 Equestrian or country living?

Or perhaps a combination of several of these?

Because €500,000 can buy you a VERY different property depending on where you choose to look.

📍 LOCATION CAN CHANGE EVERYTHING

Current asking-price data illustrates just how different the Costa del Sol markets can be.

For example, June 2026 average asking prices were approximately:

📍 Marbella — €5,608/m²

📍 Estepona — €4,329/m²

📍 Mijas — €3,773/m²

📍 Manilva — €3,106/m²

These are broad market averages, not valuations of individual properties, and prices can vary enormously within each municipality.

But they demonstrate an important point:

€500,000 does NOT buy the same amount of property everywhere.

🌴 MARBELLA

If your priority is prestige, established international appeal, restaurants, beaches, golf, shopping and a huge range of amenities, Marbella can be an obvious choice.

But you're paying a premium for the location and lifestyle.

At around €5,608/m² as a broad asking-price average, €500,000 represents roughly 89m² at that average price.

That doesn't mean you can't find better value.

It means you need to know WHERE to look.

🌊 ESTEPONA

Estepona has become one of the most sought-after areas on the western Costa del Sol.

You have the town, beaches, restaurants, golf, new developments and easy access towards Marbella and Gibraltar.

The broad asking-price average was around €4,329/m² in June 2026.

So your €500,000 can potentially stretch further than in Marbella — but again, the exact location matters enormously.

A frontline apartment, a modern development inland and an older townhouse in the centre are three completely different propositions.

🌴 MIJAS

Mijas is particularly interesting because it offers a huge variety of lifestyles.

You can look at:

🏖️ Mijas Costa

🌊 La Cala de Mijas

🏡 Mijas Pueblo

🌳 Country properties

⛳ Golf communities

🏠 Villas and townhouses

The broad asking-price average was around €3,773/m² in June 2026.

That means €500,000 can potentially give you more space than the same budget in some of the higher-priced coastal markets.

🌅 MANILVA & THE WESTERN COSTA DEL SOL

If getting more for your money is high on your priority list, it's worth looking further west.

Manilva's broad asking-price average was around €3,106/m² in June 2026.

You may find opportunities for more bedrooms, larger terraces, communal facilities, sea views or newer properties for the same headline budget.

And you are still within reach of the coast, Estepona, Sotogrande and Gibraltar.

🌳 AND THEN THERE'S THE INLAND OPTION...

This is where the equation can change dramatically.

If you don't need to be on the coast, your €500,000 can potentially buy considerably more space.

Think:

🌿 Larger plots

🏡 Country houses

🏊 Private swimming pools

🐴 Equestrian properties

🌳 Fincas

🛏️ More bedrooms

🚗 Garages and outbuildings

And potentially a completely different lifestyle.

For some buyers, moving just 20–30 minutes inland can make the difference between:

“I’m looking at apartments.”

and

“I’m looking at a villa with land and a pool.”

But rural property comes with its own considerations — particularly planning, legal status, land classification, access, water, utilities and financing.

As I discussed in Part 4, these things need to be investigated properly before buying.

🌍 BUT WHAT IF YOU'RE FLEXIBLE ABOUT WHERE YOU LIVE IN SPAIN?

Here's something else I think every €500,000 buyer should consider.

If your priority is simply getting the MOST PROPERTY FOR YOUR MONEY, don't limit your search to the Costa del Sol.

There are other parts of Spain where property can be considerably more affordable.

🌊 COSTA BLANCA / ALICANTE

Alicante province has a huge variety of coastal and inland locations, from popular international areas to smaller towns where €500,000 can stretch much further.

The average asking price across Alicante province was around €2,834/m² in June 2026, although individual areas vary enormously.

That means your €500,000 could potentially buy considerably more space than in some of the premium areas of the Costa del Sol.

☀️ ALMERÍA

If getting value for money is a major priority, Almería is another area worth investigating.

You can find coastal properties, traditional Spanish towns, larger homes and country properties at price points that can be very different from Málaga's most expensive markets.

It can be particularly interesting for buyers who want:

🏡 More space

🌴 Larger plots

🏖️ Coastal living

☀️ Plenty of sunshine

💶 Better value

🌊 CÁDIZ PROVINCE

Cádiz is another fascinating comparison.

The province includes very different markets — from Cádiz city and popular coastal areas to inland towns and villages.

The average asking price across Cádiz province was around €2,359/m² in June 2026, considerably below the levels seen in some of the more expensive Costa del Sol markets.

And within Cádiz province there are areas where prices are dramatically lower again.

For example, June 2026 asking-price data showed approximately:

📍 Alcalá de los Gazules — €983/m²

📍 Algodonales — €836/m²

📍 Arcos de la Frontera — €1,160/m²

These are very different markets from Marbella, Estepona or the prime coastal areas — but that's exactly the point.

€500,000 can buy a completely different lifestyle depending on where you choose to spend it.

🤔 SO SHOULD YOU LEAVE THE COSTA DEL SOL?

Not necessarily.

The cheapest property isn't automatically the best property.

You need to consider:

✈️ Airport access

🏥 Healthcare

🏫 Schools

🍽️ Restaurants and amenities

🌊 Beach access

🚗 Transport links

🏡 Property type

📈 Resale demand

💰 Rental potential

🌴 Your preferred lifestyle

👨👩👧👦 Family requirements

And perhaps most importantly:

WHERE DO YOU ACTUALLY WANT TO LIVE?

For some buyers, paying more for Málaga province makes perfect sense because they want the infrastructure, international community, established demand and lifestyle that the Costa del Sol offers.

For others, moving further afield could mean getting substantially more property for the same money.

💡 THIS IS WHY YOUR FIRST QUESTION SHOULDN'T BE:

“What's the cheapest property I can buy?”

It should be:

“WHERE CAN I GET THE LIFESTYLE I WANT AT THE BEST VALUE?”

That's a very different question.

🏦 COULD A MORTGAGE INCREASE YOUR BUYING POWER?

When people tell me:

“I have €500,000 available to buy a property in Spain.”

I don't automatically assume they're looking at €500,000 properties.

Why?

Because your buying power isn't necessarily the same as the amount of cash you have available.

If you are eligible for a Spanish mortgage, you may be able to combine your own funds with mortgage finance and potentially look at a higher-value property.

But there is an important point:

A mortgage doesn't simply mean you can borrow whatever you want.

The amount a lender may offer depends on your individual circumstances AND the property you are buying.

🏦 WHAT WILL A LENDER LOOK AT?

Depending on the lender and your circumstances, they may consider:

💰 Your income

💼 Employment or business income

🏦 Existing debts and financial commitments

📊 Affordability

🎂 Your age

🇪🇸 Whether you are a Spanish resident or non-resident

💶 Your available deposit

🏠 The type and location of the property

📋 The property's valuation

📑 The property's legal and registry documentation

💳 Your financial history

This is why two buyers with exactly the same amount of savings can potentially have very different borrowing capacity.

🇪🇸 RESIDENT OR NON-RESIDENT?

This is particularly important for international buyers.

Mortgage terms and lending criteria can differ depending on whether you are resident in Spain or buying as a non-resident.

Some lenders offer specific mortgage products for non-residents buying a second home in Spain.

So if you're buying from the UK, USA or another country, don't assume that the mortgage available to a Spanish resident will automatically be available to you on the same terms.

🏡 BUT HERE'S SOMETHING MANY BUYERS DON'T THINK ABOUT...

The property itself matters.

And this is particularly important if you're looking at country properties, fincas or homes on rustic land.

🌳 RUSTIC LAND VS URBAN LAND IN ANDALUCÍA

In Andalucía, the classification and planning status of the land can be extremely important when you're buying a property and particularly when finance is involved.

An urban property with a properly registered home can be a very different proposition for a lender from a country property where there are questions about planning status, registration, extensions, outbuildings or the legal status of the dwelling.

This doesn't mean:

❌ “You can't get a mortgage on rustic land.”

It means:

You need to establish the legal and planning status of the property before assuming finance will be available.

For rural properties, I would want buyers to understand questions such as:

🌳 What is the land classification?

🏠 Is the dwelling legally recognised?

📋 Is the house correctly recorded in the Land Registry?

📐 Does the actual construction match the registered property?

🏛️ Is it correctly reflected in the Catastro?

📝 Are extensions, pools, terraces, outbuildings or other structures legal and documented?

📑 Is there any planning or legal issue affecting the property?

⚠️ Are there any outstanding planning matters?

These are questions that should be investigated by the appropriate professionals before a buyer commits to the purchase.

🏦 WHY DOES THIS MATTER TO THE BANK?

A mortgage is secured against the property.

The lender therefore needs to establish that the property provides suitable security for the loan.

As part of the mortgage process, lenders can require an updated valuation and Registry information.

A Land Registry “nota simple” provides information about the registered owner, charges, the physical description of the property and other relevant details. Santander notes that a recent nota simple is required for a mortgage valuation.

So if you're buying a rural property, don't leave the legal and planning checks until after you've fallen in love with it.

Do them early.

📑 WHAT PAPERWORK MAY A BANK REQUIRE?

The exact list varies by lender and by buyer, but you should be prepared to provide documentation relating to BOTH:

YOU — the borrower

and

THE PROPERTY — the security for the mortgage.

For the borrower, this can include things such as:

🪪 Passport / identification

📄 NIE

💼 Employment information

💰 Proof of income

📊 Tax returns

🏦 Bank statements

💳 Details of existing loans or financial commitments

📑 Proof of savings/deposit

For example, BBVA states that mortgage applicants may need to provide employment history and income evidence such as tax returns or recent payslips, and that additional documents may be requested during the assessment.

For the property, the lender may require:

📋 Nota Simple / Registry information

🏠 Property details

📐 An approved valuation/appraisal

📑 Information about the property's legal status

🏛️ Planning and property documentation where relevant

The exact requirements depend on the lender and the property.

🌳 WHAT ABOUT BUYING LAND AND BUILDING?

This is another area where buyers need to be careful.

If you're thinking:

“I'll buy a plot and build my dream home.”

Don't assume that any plot will qualify for normal mortgage finance.

For example, BBVA's current self-build mortgage information specifically refers to urban land, free of encumbrances and registered in the Land Registry, together with a municipal works licence and architect-approved plans.

That demonstrates why land classification and planning status matter enormously when financing a building project.

💶 SO COULD A MORTGAGE INCREASE YOUR BUYING POWER?

Potentially, yes.

But your real budget needs to be calculated from:

Your cash + potential mortgage – purchase costs = realistic property budget

And the property itself needs to be suitable for the proposed financing.

Don't assume that because you can afford a €500,000 property in cash, you can automatically borrow against a €700,000 country property.

The bank will assess:

YOU + YOUR FINANCES + THE PROPERTY + ITS VALUE + ITS LEGAL STATUS

🏡 MY ADVICE

If you're considering buying in Andalucía, particularly a finca, country property or property on rustic land, I strongly recommend establishing your finance position before you start viewing seriously.

And before making an offer on a rural property, make sure the legal and planning position has been properly checked.

Because the dream property needs to work not just for you...

It needs to work financially, legally and, if you're borrowing, for the lender too.

**DON'T START WITH THE PROPERTY.

START WITH THE NUMBERS.

THEN CHECK THE PROPERTY.

THEN FIND THE RIGHT HOME.**
