Silence kills more property sales than bad news ever does.

One of the biggest mistakes I see in real estate isn't a pricing issue or a failed survey—it's poor communication.

When buyers stop hearing updates, they don't stop thinking. They start imagining.

"Is something wrong?"
"Are they hiding something?"
"Should we be looking elsewhere?"

Confidence doesn't disappear overnight. It fades quietly, one unanswered email and one missed phone call at a time.

That's why I believe an estate agent's job really begins after a sale is agreed. Keeping everyone informed, managing expectations and maintaining momentum is just as important as finding the right buyer in the first place.

Because in property, people don't usually walk away because of one big problem.

They walk away because trust slowly disappears.

Community fees in Sotogrande aren’t always as straightforward as they seem.

Sotogrande is divided into four main districts, but within them you’ll find numerous individual urbanisations and communities; each potentially with its own services, facilities and associated fees.

That means two properties relatively close to one another can come with very different ongoing costs.

For buyers, understanding these fees should be part of the decision-making process from the beginning - not something discovered after you’ve found the property you love.

And it’s not simply about asking “How much are the community fees?”

The better question is: “What am I actually getting for them?”

Security, gardens, pools, maintenance and other communal facilities can all influence both the cost and the value you receive.
