Berrow Projects Berrow is a family-led architectural design-build team
based in Sóller. We transform local properti Each project presents a different challenge.

Some of the most beautiful and promising homes in Sóller are barely inhabitable by modern standards. A townhouse that’s architectural features have been left untouched for decades, maybe centuries. As long as the feeling inside is right and its character is intact (even if it’s floors and ceilings are not), we see a potential project. We strip everything back to the bare foundations to reveal hidd

en character, focusing only on the fundamentals – the feeling of the space, the way light passes through the rooms, the orientation, where the sun rises and sets. Whether we’re renovating a run-down building or designing a new low-impact home, our philosophy is always the same. We use the finest natural materials from the island and partner with local contractors who understand the region’s history and can help us build a home that respects its surroundings. At Berrow, we shape a bold new vision that transforms more than a century of stories into a modern home that will last for the next 100 years and beyond.

Natural stone, worked by hand, shapes every bathroom at Sa Solana.

In the dressing area, the bathtub, in terrazzo by , a Mallorcan brand, sits beneath the window, its texture carrying the same raw character found throughout the house.

Through to the bathroom, a mosaic floor in deep green stone marks the shower and double vanity, oak cabinetry and brass fittings completing the room.

Available off-plan for €4.75M

Ca’n Jardí — laying the clay floor.

The team spent the day getting the terracotta laid true and level, tile by tile. Historically used in Mallorcan fincas and payesa homes across the island.

1. Cypress trees framing the building, shutters open to the morning light.

2. Each tile pressed into place by hand.

3. The finished floor.

4. A doorway framing the hills and Santa María’s landscape.

5. Looking back through the cypress towards “la casita”

6. Lemon, pomegranate and fig trees across the plot, the garden that gives Ca’n Jardí its name.

This level of care is what sets the result apart. More from Ca’n Jardí soon.

Beyond the house, Sa Solana continues outdoors. Its stone facade and traditional proportions echo the land it sits on, an architecture designed to belong to this hillside rather than sit apart from it.

A covered pergola faces the infinity pool directly, the pool holding the light along the length of the garden by day and settling into a quieter rhythm as evening falls.

In this early stage, the materials, finishes, and layout are still yours to tailor.

Sa Solana's staircase rises in one continuous curved gesture, built as a single piece with an integrated handrail and stone steps, no straight run, no landing.

Positioned at the centre of the house beneath a large glass skylight, it floods the heart of the home with natural light. Sculptural in itself, it marks the transition between the social spaces of the ground floor and the private rooms above.

Available off-plan for 4.750.000 €.

Sa Solana's master suite opens directly onto a private terrace, extending into open air with views stretching uninterrupted across the Serra de Tramuntana. Olive trees and the hillside stay in view from the bed itself.

Through the walk-in closet, the dressing area holds a freestanding stone bathtub by Aigües Huguet, set against soft plaster walls and warmed by light through two windows. Raw brass fittings run through every tap and fixture in the room.

Beyond it, the master bathroom continues in the same materials: a mosaic floor in deep green stone marking the shower and double vanity, finished with a stone countertop and oak cabinetry.

Purchasing off-plan offers the opportunity to influence the materials, finishes, and layout before construction begins.

Available for 4.750.000 €.

This is Canoneta: a home we built from the ground up, start to finish, and handed over in 2021. Today it isn't a project anymore. It's where a family lives.

Here is a glimpse of how it looks after life took over.

A home changes once people move in. Furniture finds new places, rooms take on new purposes, spaces get reshaped around how a family actually lives day to day. Our Services team worked alongside the clients on these changes, the same in-house approach that shaped the house originally, now shaping how it's lived in. Outside, the well has taken on a life of its own too, climbing plants now wrapping around the stone, the garden filling in around it with time.

What we find most interesting here is the story behind it. The clients bought Canoneta in 2021 as a holiday home. They fell in love with Mallorca, and with life here, and decided to move their family over full time.

This is exactly what we build for. Not a finished picture, but a home ready to become someone's life.

Which change is your favourite?

Introducing Sa Solana, our latest in-house development, off-plan in Valldemossa, a five-minute walk from the village centre.

Set within the Serra de Tramuntana, a UNESCO World Heritage landscape, it is our second home on this hillside, following MiraCalma, sold before construction began.

The 323m² home is designed around one continuous, sunlit space at ground level. A fireplace framed by floating oak shelving anchors the living and dining areas, glass doors folding back completely toward the garden and pool. The kitchen continues in the same materials, a curved island in Binissalem stone, quarried locally, at its centre.

A single curved staircase leads to four en suite bedrooms, all oriented toward the mountains. The master suite opens onto its own terrace, its bathroom holding a freestanding stone bathtub by Aigües Huguet. Outside, the infinity pool runs the length of the garden, framed by a pergola built for the evenings that follow.

Purchasing off-plan offers the opportunity to influence the materials, finishes, and layout before construction begins. Available for 4.750.000

From vision to reality

Can Domingo has officially been handed over to its new owners — a home shaped entirely around the way they want to live.

Bought off-plan 18 months ago, this home has been shaped every step of the way by our in-house architecture and design team, working closely with the buyer to bring their vision to life in every detail.

This is what it means to buy off-plan with Berrow. It means a home that is truly yours, bespoke from the very first sketch. It means working with our own architects and designers under one roof, so nothing is lost between vision and ex*****on. It means handing over the complexities of the build to our team, while you simply watch your home take shape. And it means investing at a pace that mirrors progress on site, paying in installments as each construction milestone is met.

No stress. No compromise. Just a home, built exactly the way you want it.

Stay tuned for our latest off-plan property launching very soon!
