With over a million fixed-rate mortgage deals coming to an end over the next 12 months.

The bigger question is: are borrowers prepared for what comes next?

Many homeowners and property investors secured borrowing when interest rates were considerably lower often over COVID. As those fixed periods come to an end, the financial picture can look very different.

For homeowners, that can mean a significant increase in monthly repayments.

For landlords and property investors, there’s another challenge: higher borrowing costs don’t automatically come with higher rental income.

That gap matters.

A property that stacked comfortably at a lower rate may not perform the same way when assessed against today’s borrowing costs, lender stress tests and rental coverage requirements.

And when the numbers no longer align, refinancing can become much more difficult.

The messy stages are starting to give way to the finishes - and this is where the transformation really starts to come together.

We’re creating a design-led, high-quality professional co-living home built around our 'Simple, Sophisticated Living' approach. 🏡

Plenty still to do, but we’re making solid progress.

Another milestone ticked off at Torinton. 👌

The floor screed was completed today, leaving us with a beautifully smooth finish and another step closer to bringing this home together.

Great effort from the lads at - quality work as always and a cracking finish. 👏

👀 Sneak peek from Thornton…

The silicone render system has now been applied to the gable, and it’s completely transformed the exterior.

The scaffold comes down next week, when we’ll finally get to see the full elevation in all its glory. 🙌

Another big step forward as the finishing details start to come together.

🔥 Things are heating up at Thornton… quite literally.

Underfloor heating is now installed throughout, pressure tested and filled with antifreeze, ready for the next stage - screeding.

A lot of the work that makes a great home happens long before you see the finished product. Getting these details right now is key to delivering the quality we expect.

🏗️ Next up: screed down and another step closer to the finish line.

Kitchen choices are officially locked in for 'Torinton' our Thornton project. 🔒🏡

Working with NEU Kitchens weve picked a German bespoke Hacker kitchen. The design was build around a warm, contemporary palette - natural wood tones, soft neutral cabinetry, Quartz worktops and contrasting black hardware.

The aim is simple: a kitchen that feels considered, timeless and premium, while still being a practical space for everyday family life.

Another key design decision made. Now we’re looking forward to seeing it move from samples and visuals to reality. 👌
