At our Tamworth HMO project today, we met with Building Control to discuss the proposed single-storey extension.

Following our trial holes and supporting evidence, Building Control agreed that the existing conservatory foundations and floor slab are suitable for reuse within the new extension.

That means:
✅ No unnecessary demolition
✅ No skip costs and waste removal
✅ No repeating work that's already fit for purpose
✅ Thousands of pounds saved
✅ Less time on site

This is a great example of why understanding construction, regulations and how to present evidence properly can have a huge impact on a project's profitability.

Sometimes the biggest wins aren't finding extra value - they're avoiding unnecessary costs.

A bit of luck this week... and around £2,000 plus 3 days of work saved. 👌

One thing we do on every HMO conversion is pull the downstairs ceilings down immediately.

Why?
✅ Gives plumbers, electricians and heating engineers easy access beneath the first floor.
✅ Allows the first floor refurbishment to continue at the same time, keeping the programme moving.
✅ Most ceilings need upgrading to fire-rated plasterboard anyway, so there's little point waiting.
✅ Crucially, it lets us inspect walls, drainage routes and hidden structural elements early.
On this Tamworth HMO conversion, that approach paid off.

A wall that everyone assumed would require a steel beam... didn't.

A quick investigation before work started properly saved unnecessary structural costs, programme delays and a lot of headaches.

Sometimes the biggest wins on a project come from taking things apart before putting them back together.

A £600 lintel sounds expensive… until you realise it eliminated the need for complex structural steelwork entirely 👀🏗️

For the feature glazing in the vaulted ceiling Primary Suite, we ordered a bespoke angled insulated lintel from Keystone months in advance.

Because we planned ahead, we avoided:
❌ Additional steelwork
❌ More complex structural engineering
❌ Extra labour costs
❌ Delays on site

Instead, we achieved a cleaner structural solution, better thermal performance, and a sleek modern finish for one of the standout features of this luxury home.

This is the difference between reactive building and strategic property development. The biggest savings are often made long before construction even starts.

I recently read this quote from Alex Chalmers discussing the impact AI is having on businesses and society as a whole, and how quickly everything is evolving. His point was simple: the people who thrive will be the ones who can adapt fastest.

Honestly, I think the exact same applies to today’s property market.

Too many people become emotionally attached to one strategy, one market cycle, or one way of thinking. When conditions shift, they struggle to adapt. But property has always rewarded those who stay nimble, agile, and open-minded.

Over the last decade or so, we’ve completed most property strategies across different market conditions, and being willing to evolve our thinking has served us incredibly well.

The market changes. Finance changes. Planning changes. Tenant demand changes. The key is staying adaptable enough to move with it rather than against it.

Without doubt one of my favourite days on any development… trusses installed 🙌

A nightmare to organise, the delivery turned up 2 hours late, and without fail I always struggle to sleep the night before truss day worrying whether everything will actually go to plan 😂

But seeing the structure finally come together makes it all worth it. Huge milestone reached and the house is starting to look incredible.

This is where plans become reality. 🏡
