How do you make £820k from land you don’t even own?

We found a farm worth £250k with the potential for five new houses.

Rather than buying it upfront, we approached the farmer privately and secured an Option Agreement.

This gave us control of the land—but meant we’d only buy it if planning permission was approved.

Once approved, the land’s value would increase from £250k to £1.15m.

Here’s the exact process:

**Step 1: Find the right area**

Use SearchLand to identify off-market plots in areas with strong demand and limited housing supply.

**Step 2: Find a suitable site**

Focus on backland or unused land near existing housing.

**Step 3: Approach the landowner**

The best opportunities usually aren’t listed on Rightmove. Contact owners directly by letter or phone and ask whether they’d consider selling.

**Step 4: Secure an Option Agreement**

This gives you control of the land without buying it upfront. You only complete the purchase if planning permission is approved.

**Step 5: Apply for planning**

Work with an architect and planning consultant to prepare and submit your application.

**Step 6: Sell the approved site**

Once planning is granted, sell the site to a developer who wants to build the houses.

That’s where the profit is made.
